The property market in Hua Hin, and in the surrounding areas of Pranburi & Cha Am, are becoming increasingly interesting, not only for local buyers but also for foreign purchasers and investors.

Condominiums are very sought-after. Preferably used as holiday accommodation or for investment purposes, the units are rather small and range from studios to 2-3 bedrooms. The condominium projects offer high building quality and a wide range of facilities within the estate. Most projects are still moderately priced compared to other markets like Pattaya, and there is the choice of either buying resale units or into an off-plan project. The demand is high especially for projects with good sea view and/or short distance to the beach and that offer community facilities e.g. a gym or community pool.

The villa market is mainly signified by high-end resale beachfront properties on the one hand and new project sales on the other.

Beachfront properties on the resale market are mostly purchased as holiday/weekend homes and buyers are generally Bangkok-based Thais or Expats from Bangkok, Hong Kong or Singapore. Those properties are not on the market for long and sell for premium prices in the area.

New projects are located further inland since beachfront land is rare, but they offer good sea views and are located close to the golf courses. The properties usually have private pools and offer other facilities to the owners as well.

A general trend is that the new projects, condominiums and villas, offer on-site property management that also includes rental services for the properties. Since the demand from foreign investors is increasing, is a good opportunity to gain rental returns even when the property is not used by the owners’ themselves.


Good land plots are quite scarce in the area. Beachfront land is rarely available for sale and when it is, it sells for premium prices. That means if a buyer wants to purchase beachfront land they must to look further south towards Pranburi, or make a fairly large investment.


That is why most buyers focus on land plots with good inland-sea views for either private homes or small to big developments.


The local market is more developed than comparable resort areas like Phuket or Samui, since this area has been an established holiday destination for many years. Property developers are usually financially backed-up and do not need to get a certain number of pre-sales but, rather, start construction ahead of sales. These two key factors give private and institutional investors additional confidence for growth potential of properties in this area.
