AI at the advisor's service, never in their place
An exceptional home is not sold by an algorithm. It is sold through a trained eye, an intimate knowledge of the market and a relationship of trust. Engel & Völkers sums up this philosophy in one phrase, "High-Tech enables High-Touch": technology works behind the scenes so your advisor can give you their full attention.
AI takes care of repetitive, time-consuming tasks. The time it frees goes to what cannot be delegated: understanding your plans, defending your interests in negotiation and guiding you all the way to signing. That is where the excellence of our service lies.
Tools developed in-house, designed for our clients
We invest significant time and effort in developing our own AI tools. They support every stage of our work: streamlining admin, analysing data, and informing local strategy and personalised advice.
Our international platform, for example, combines buyer searches, genuine interest and economic indicators. It helps us present your property to the most serious, genuinely interested buyers, locally and across our international network, rather than to those who only match on paper. Every meeting is better prepared, every viewing more relevant.
Virtual home staging: revealing potential, with full transparency
An empty room, or one furnished in a style they dislike: many buyers struggle to picture themselves there. In the United States, according to the National Association of Realtors' 2025 report, 83% of buyers' agents say staging makes it easier for buyers to see a property as their future home.
Our virtual home staging addresses exactly that. It shows realistic layouts and credible design ideas without ever altering the physical structure of the rooms: no walls moved, no windows added, no space enlarged.
The real photos remain the reference, and every staged image is clearly labelled. Buyers arrive at the viewing with an accurate picture of the home and of everything it could become.
Predictive analytics: reading the market earlier
AI also helps us look ahead. Our tools analyse market data, planning permits and demographic shifts to spot opportunities, often earlier than traditional market reports.
For owners, it means bringing their property to market at the right moment. For buyers, it means discovering a neighbourhood before it becomes sought after.
Valuations: data informs, the expert decides
For property valuations, AI-powered tools provide a fast, data-driven first estimate. Our Engel & Völkers Online Valuation Tool offers homeowners an initial indication of their property’s market value, based on relevant market data and property information. It is a useful starting point, but not a definitive valuation.
An algorithm cannot experience a home’s character, recognise the rarity of its architecture or fully appreciate the charm of its view. Nor can it replace an in-person viewing or the professional judgement of an experienced real estate advisor. This is where our advisors’ local expertise makes the difference: data strengthens their analysis, but it is their knowledge of the property, the neighbourhood and the market that ultimately informs the final valuation.
Transparency and trust: our commitments
Using AI without misrepresenting a property is, above all, a matter of trust. It is a principle we apply rigorously, in line with the EU's new law on artificial intelligence (the AI Act), whose transparency rules have applied since 2 August 2026.
In practice, every virtual image is labelled, every piece of content produced by our tools is reviewed by an advisor, and every decision that concerns you is made by a person, never by a machine. As for the discretion surrounding your project, it remains one of our core services.
What it means for you as an owner
A more faithful presentation: your property shown at its best, never misrepresented.
Better-targeted buyers: viewings with genuinely interested buyers.
A well-argued price: a valuation backed by data and refined by an expert in your area.
A more available advisor: the time saved on admin is devoted to you.
In short
AI brings speed and data. Our advisors bring deep local expertise, guidance and a tailored strategy. Together, they turn a transaction into a seamless, highly personal experience.
