Driving Excellence: Engel & Völkers Belgium Celebrates Strong Growth and Looks Ahead to 2026

2025: A Year of Remarkable Performance
In a Belgian real estate market that remained generally stable, Engel & Völkers Belgium achieved double-digit growth across all key performance indicators. More than ever, 2025 confirmed a crucial shift in client expectations: buyers and sellers are no longer just seeking the best price, they want a high-quality, seamless service experience.
Thanks to our distinctive shop concept and the expertise of our dedicated agents, we are uniquely positioned to meet these expectations. Service excellence remains our top priority, now and always.
The year marked strong growth across our network, and of our performance:
Nearly 20% increase in the number of agents, strengthening our local expertise.
52% increase in turnover, reflecting strong market activity.
58% increase in total transaction volume, demonstrating strong positioning in mid- to high-end segments.
8% increase in average sales price, showing our ability to meet evolving buyer and seller expectations.
33% increase in the number of transactions, reflecting sustained demand driven by trust and professionalism.
Market Trends and Buyer Behavior
Buyer confidence returned steadily throughout 2025, with transaction activity peaking between March and June.
Key trends include:
The mid- and upper-mid-range markets were particularly dynamic, with a focus on quality and long-term value.
Transactions above €1.5 million were selective but performed better than in previous years, especially in the second half.
Buyers showed informed decision-making, realistic pricing expectations, and a focus on quality, confirming a resilient residential market.
Regional highlights:
Wallonia: renewed momentum, driven by fiscal incentives and a growing level of buyer engagement.
Flanders: the luxury segment remains structurally strong, supported by stable demand and gradual price increase in Antwerp, Ghent, along the coast, and in Limburg.
Brussels: its international appeal is sustained by a strong institutional presence and a steady inflow of cross-border buyers.
Sustainability and technology became central to buyers’ priorities in 2025, with energy efficiency, smart-home systems, and environmentally conscious materials now considered essential rather than optional. At the same time, lifestyle factors such as space, tranquillity, and the overall living experience gained increasing importance, reflecting long-term shifts in work-life patterns and expectations for comfortable, high-quality living.
Strategic Expansion and Network Strength
Our strategic growth initiatives played a key role in driving results in 2025. We strengthened our presence in Brussels with the opening of a new office in the Sablon district, consolidated our position in Sint-Martens-Latem, and expanded into the Mechelen–Keerbergen area, tapping into dynamic residential markets that align closely with our premium brand identity.
2025 highlighted the power of:
A connected and growing agent network.
Highly dedicated professional teams.
Selective and strategic expansion.
These foundations set the stage for growth in 2026 and beyond.
Looking Ahead to 2026
As we enter 2026, our portfolio of over 600 listings remains closely aligned with buyer demand. The largest share of activity continues to fall within the €500,000 to €1 million range, offering properties that combine quality, prime locations, and realistic pricing. Around 25% of transactions take place in the €1 to €2 million segment, supporting premium buyers, while approximately 10% of our activity exceeds €2 million, allowing us to selectively handle luxury transactions.
Our outlook for 2026 includes:
Strong market activity in prime locations.
Growth driven by a disciplined, locally focused expansion strategy.
Commitment to quality-driven service and client-centric expertise.
Engel & Völkers Belgium enters 2026 with confidence, ready to meet evolving client expectations while building on the momentum of a record-breaking 2025.
