October home check-up: 5 checks to protect your property (and its value)
The Belgian autumn is rarely quiet: frequent rain, falling temperatures, first frosts on the horizon. It is the ideal time to review your home. A few simple checks carried out in October can prevent costly damage and help preserve what really matters: the value of your property.

At Engel & Völkers, we see everyday that a well-maintained home inspires confidence. A buyer notices the details, and they directly influence both their perception of the property and their negotiation.
1. Gutters: your first line of defence against damp
Fallen leaves build up fast in October. A blocked gutter overflows, water runs down the façade and eventually seeps in. The result: damp patches, staining and sometimes damage to the render or the brickwork.
Clear your gutters and downpipes, and check the condition of the joints. When it comes to selling, these marks visible from the outside make a buyer hesitate from the very first viewing, before they have even stepped through the door.
2. The boiler: a legal obligation, and peace of mind
In Belgium, boiler inspection and servicing are regulated by law, with rules that depend on your Region. For gas, servicing is mandatory every 2 years in Brussels and Flanders (including Flemish Brabant), and every 3 years in Wallonia (including Walloon Brabant). For oil, it is annual in all three Regions. The thresholds and requirements, such as the output of the installation or the technician’s accreditation, may vary: check with your heating engineer or on the official regional websites.
Beyond the safety and performance of the system, the servicing certificate is a reassuring document to present when selling. It shows that the property has been properly looked after.
3. Windows: improve comfort without major works
Over time, seals wear out and the windows can fall out of adjustment. Checking the seals and simply adjusting the hinges and fittings is sometimes enough to noticeably reduce draughts. The gain in thermal comfort is immediate, for a very low cost, or none at all if you do it yourself.
Also remember to check the condition of the silicone seals and the thresholds.
4. Ventilation: don’t sacrifice it
It is one of the most widespread misconceptions: closing the air vents to “keep the heat in”. In reality, a poorly ventilated home sees its humidity level climb. Condensation on the glazing, mould, colder walls, a feeling of discomfort: damp air makes the home harder to heat comfortably and damages the structure.
So keep your vents clear and clean, and air your home for a few minutes every day. Ventilation is also one of the factors taken into account when assessing a building’s energy performance.
5. Why this matters for the value of your property
Regular maintenance limits major works, supports energy performance (and therefore the reading of the EPC certificate) and reassures the buyer. Conversely, signs of neglect, even minor ones, can weigh on the negotiation.
Conclusion
A well-maintained property is one that sells at the best price. Are you thinking of selling, or simply want to know the current value of your home in Brussels, Walloon Brabant or Flemish Brabant? Our Engel & Völkers advisors will support you with an accurate, personalised valuation.
