Mixed (4.690m2 Rustic and 118,29m2 Urban) plot, located in Seixosas, Parish of Estômbar & Parchal, Municipality of Lagoa, with an approved project for the construction of a TER - Rural Tourism development, with a total allowed of 2,000 m2 of construction (1991,10m2 used). There is a building licence from the Municipality of Lagoa already available. In the approved project, called Casas de Campo St.ª Leonor Rural Tourism Hotel, the 15 accommodation units (UA) are distributed over two distinct "bodies", with the UA numbered UA1 to UA15. The common basement will be the unifying element of the single architectural entity, a condition for TER approval. Accommodation units UA1 to UA8 (on the ground floor) and UA9 to UA15 (on the 1st floor) are part of semi-detached houses and, on the two independent floors, have a total of 14 accommodation units, which vary in type and size (2xT1, 2xT2 and 10xT3) with a total of 36 double rooms. The very special UA on the ground floor, designated UA7, with 289 m2, is the main accommodation unit, which forms the Reception area, connecting the entrance hall and a common room, which has two distinct functional areas: one for meals, supported by the kitchen, laundry and pantry service areas, and the other for leisure / socialising, made up of three suites. One of them will be prepared to provide access for users with reduced mobility. Each villa has two floors, each housing an independent UA, each with its own lounge, kitchenette and respective bedrooms or suites and bathrooms. The common basement is used for covered car parking, with space for 10 spaces / technical areas and storage, which is the unifying element of the complex. The surface space is also equipped with another outdoor car park with capacity for 25 vehicles, two of which are identified for people with reduced mobility. There will also be a communal swimming pool, with an average depth of 1.5 metres. It is planned to use building materials and typical local architectural features, which will guarantee the rusticity and typicality of the Algarve desired for this type of TER. Also noteworthy is the existence of footpaths, which will be paved in pavet and which will pedestrianise the interior of the whole complex. It has partial views of the PESTANA golfs (the Gramacho golf course and distant sea views from the upper Units.
