WHAT IS IT?
It is a report that, as a label, indicates the energy consumption of a house or apartment. It qualifies the property from A to G, with A being the highest rating (low consumption) and G the lowest (highest consumption). If you own a home or premises and you put it for sale or rent from June 2013 on, then you need this certificate.
WHY DO YOU NEED TO HAVE THE ENERGY PERFORMANCE CERTIFICATE?
From June 2013 on, the label that provides this certificate must appear in any advertisement or advertising process of sale or rent together with the rest of the information of the property.
WHAT PROPERTIES MUST OBTAIN THE ENERGY PERFORMANCE CERTIFICATE?
All those properties for sale or rent built before November 2007. The built after this date are already energy certified projects.
WHAT IS ITS VALIDITY?
The certificate is valid for 10 years. The original certifícate must be given to the buyer in case of a sale, or a copy to the tenant if it is a lease.
IS IT MANDATORY TO MEET A MINIMUN QUALIFICATION?
You do not need a particular qualification to sell or rent your home. It is an information label for future tenants or buyers.
WHAT DETERMINES THE ENERGY RATING OF A PROPERTY?
The elements that determine the energy qualification of a property is, above all, the envelope (as facades, roof, windows and doors, and orientation) and air conditioning/heating systems used.
HOW IS THE ENERGY PERFORMANCE CERTIFICATE DONE?
A qualified technician must visit the property and take the necessary information to issue the certificate. Normally those technicians are technical architects or engineers.
