E&V SG Presents: Pal Patrik Tarcza; Rental and Commercial Sales Director

Following up from last week’s exclusive interview with Mr. Pierre Buttigieg who is our most experienced Sales Director, this time we shall take a look at the the Rental & Commercial Director – Pal Patrik Tarcza, and his team. Boasting over 10 years’ experience in the commercial real estate sector within the European Market, he has become a source of change within the Rental & Commercial department.

We found some time to interview Patrik, to gather further insight about the local rental and commercial real estate sector, the team he manages, and the difference between Engel & Völkers Sara Grech and its competitors.

Q: Tell us a little bit about yourself, your dynamic team and the position you currently hold within the local E&V team.

A: I am proud to say that I operate a large and dynamic rental team made up of 24 real estate agents.   Our team speaks over 22 different languages, which shows that multiculturalism plays a big role not only within this team but also throughout the E&V network. I have to add that we also have 4 commercial experts that are working tirelessly to accommodate the ever-growing commercial property market.

Since E&V Sara Grech was the first real estate company in Malta to have a commercial department, I am very proud to be leading this team, and to date we possess the largest database of commercial property on the island.

Q: What are the main differences between sales and rentals from an agent’s point of view?

A: If I had to differentiate between sales and the rental market, I would say, ‘speed!’

The rental market is extremely fast especially in Malta. I must mention that there are some exceptions, especially when it comes to a high-end properties as there will be a limited number of enquires.

The commercial sector lies somewhere in between the rental and sales industries. On one hand, it as fast as the local rental industry and on the other hand you don’t need as many conditions as one would need to purchase a property. Banks are more likely to give loans to businesses, rather than individuals. I have to add that the commercial market is one of the most sophisticated segments within the industry.

Q: In your view, what are the different factors, E&V SG bring to the local real estate Market?

A: Passion, Competence and Exclusivity. Engel & Völkers Sara Grech brings these three pillars to each client, regardless of their requirements. The property market in Malta is healthy, and clients today have a wider choice of properties from which to choose from. With over 25 years of experience within the local real estate industry, this gives us the market knowledge and experience that our competitors do not have!
