Gert Hooghiemstra from ProPlan Technologies is the developer of the 61 houses in Ikageng, across from the brand new Ikageng Gate Mall. Gate View consists of 2 and 3 bedroom homes, each with a private garden and a carport. Below are a few insights on the development and the developer.
Why did you decide to develop in Ikageng?
There is a substantial demand in the affordable housing market, as most developers focus on the wealthier suburbs and student housing.
What were the challenges of the project?
Firstly – development land for this type of project is very scarce. Secondly – the need of the local workforce in Ikageng have to be addressed and improved. As development company we always want to improve the community we are working in. For this reason we only use local contractors.
What type of developments do ProPlan do?
ProPlan Technologies focus on the sub R1M price bracket. Our goal is to offer our clients value for money. The developments usually consist of single storey units varying from 2 bedroom, 1 bathroom options to 3 bedroom, 2 bathroom homes.
What do you think is the reason for the overwhelming interest in Gate View?
Mostly the large demand for quality affordable housing within the local community. With little to no availability in this specific price bracket, this makes it a unique development.
What challenges do you see in the current property market?
Rising interest rates is one of the main challenges within the housing sector. Since December 2015 to June 2016 we have seen firsthand how qualifying buyers no longer qualify for home loans. However in this price bracket the demand remain very high.
What is next on the radar for ProPlan?
Our next project is already in the planning phase, “The Pecanwood” should start early 2017. The project is located
in the emerging suburb, Bult West, which is currently experiencing a major transformation with a variety of good
quality developments in progress or already completed. Bult West is strategically located with great access to the industrial area, Potch CBD, university and several public amenities e.g MediClinic, Dept of Human Settlement and the Military Base to name a few. We are planning 7 x 2 bedroom and 24 x 3 bedroom, 2 bathroom full title units with a garage in the price range R650 000 – R800 000. It will be a security complex with the option of 24 hour security. Fritz Thomashoff is the Architect with whom we developed ”Central Park” at 74 Beyers Naude Street.
What do ProPlan focus on in a new development?
