• High demand for top real estate leads to increased construction activity
Hamburg, 30 June 2016. Engel & Völkers is brokering exclusive new projects in the premium segment on Majorca. The prestigious “Cap Adriano” project and “Pueblo”, a complex built in a Majorcan style, are both located in Santa Ponsa in the southwest of the island. The luxury new development “Cap Vermell Estate”, now complete, lies in Canyamel in northeast Majorca. “The emergence of these exceptional new developments reflects the strong demand for premium real estate on Majorca. More and more international buyers view such properties as secure capital investments,” said Christian Völkers, CEO of Engel & Völkers AG.
Operational on Majorca for the past 25 years, Engel & Völkers now has 16 residential property shops on the island. In the first half-year of 2016, the shops on Majorca grew revenues by 64 percent over the same period in 2015. Shops on the Balearic Islands achieved a 70 percent overall growth in revenues.
Cap Adriano in the southwest
Space on Majorca is naturally limited, and so too is the potential for new development. This, coupled with strict building regulations, means that the new project “Cap Adriano” is seen as the last prestige development to be built with direct sea access. Very close by is the exclusive “Port Adriano” marina by the renowned designer Philippe Starck. Nine individual villas, each with their own pool, and ten luxury apartments are currently taking shape on the coastal plot. The villas with sea views have land plots starting at 1,500 square metres, with large gardens and terraces in a Mediterranean style. Villa interiors range from approx. 800 to 1,200 square metres. Engel & Völkers Majorca Southwest is brokering the villas as a premium sales partner, with prices starting at 9.2 million euros. Ten spacious luxury apartments are being built in a raised position behind the nine villas, with interiors from approx. 150 to 300 square metres. Two of these are exclusive penthouses with their own roof terrace and private pool. Engel & Völkers Majorca Southwest is brokering the luxury apartments for sale from 2.25 million euros. The prestigious complex features its own concierge service and comprehensive security.
Pueblo in the southwest
The new project development “Pueblo” is modelled on a Majorcan village with all its typical characteristics. It also boasts the very latest amenities and technologies. The “Puerto Adriano” marina and popular golf course in Santa Ponsa are both in direct proximity. Engel & Völkers surveyed 30,000 people regarding the architectural style of the new project development. 80 percent of clients opted for an authentically Majorcan design. The 13 individual homes are set within grounds with a pool forming the heart of the complex – the “Plaza Major”. Each home offers ample privacy and separate inner courtyards. Engel & Völkers Majorca Southwest is brokering the villas for between approx. 1.72 and 2.75 million euros.
“Although properties in the ‘Cap Adriano’ development have only just gone on sale, we are already registering enormous interest from international buyers. Cap Vermell Estate in the northeast
Already completed, the new project development “Cap Vermell Estate” is set in around 20 hectares of land to the northeast of the island. Canyamel Golf Club and the newly opened five-star “Park Hyatt Mallorca” hotel are located very nearby. There are 12 luxury villas in total, seven of which are being brokered by Engel & Völkers Artà as a premium sales partner. They each boast far-reaching views that cannot be obstructed. The villas span between 500 and 650 square metres, each with their own private pool and access to all areas of the hotel. Owners can make use of all hotel services, from use of the luxury spa to housekeeping. In addition, the complex offers a 24-hour security service. Sale prices for the villas range from approx. 3.5 to 5.5 million euros.
