Why is it still profitable to invest in Commercial properties in Malta?

The market is very vibrant here in Malta with a booming construction industry. Since we joined the EU in 2004 the demand for commercial investment has grown considerably. As the demand for high quality office space and prime locations for catering, warehousing and land for development is increasing a minimum of 6% return is not uncommon.

How is the market for commercial properties developing in Malta?

Currently we have two towers being constructed which will be purely commercial office space and retail on the lower floors. There is a big emphasis on the formation of a Central Business District (CBD) in the central part of the island in a town called Mriehel. Additionally there is a large number of planning applications for hotels to open across the island.

What kind of commercial properties are especially in demand in Malta?

Hotels and high-quality office spaces are in very high demand. Within our capital city of Valletta there have been both – local and international investments to open several new “boutique” hotels. We had a general mandate for a newly constructed office block in St Julians and the developers secured pre leases on 12,000 sqm within 6 months. In general we can say the demand for commercial real estate is high.
