Lot 22: Prime Oceanview Condo Site in La Reserva Camaronal

Lot 22 is situated on the middle slopes of the Montaña Sector of La Reserva Camaronal (LRC) and is one of two oversized lots that are intended specifically for a modest vertical condo or hotel operation. Lot 22 extends down the slopes of the mountains from its 200 meter long northern boundary defined by Paseo de las Kempi. Lot 22 enjoys stunning ocean views that extend from Punta Islita to the east to Carrillo Point beyond the mouth of the Ora River. The land surface is gently sloping and forested, though there is one naturally flat portion near the road that is an ideal building site, easily accessed from the road, and already cleared and ready for building. The western boundary of Lot 22 is forested commons line the banks of an ephemeral stream. Extensive secondary reforestation provide plenty of shade and a wealth of wildlife activity as well. Lot 22 has an area of 8,706 square meters. ​Water is stubbed into Lot 22, and primary / secondary electrical grid extension as well. Like all lots, Lot 22 is fully titled. ​Lot 22 is about 1200 meters away from the expansive beach of Camaronal, where the Refugio Nacional de Vida Silvestre Camaronal is home to a sea turtle protection refuge with a hatchery and year round volunteer staff for protection of the four species of sea turtles that nest here.Despite Guanacaste’s renown for water shortages, LRC has five bored wells, all legally registered with the Direction of Waters. The Montaña Sector of LRC is the largest of the three Condo Law sectors.
