Sale of a consolidated forest estate in the heart of the Central Bohemian Highlands

We offer for sale a consolidated complex of forest land with a total area of 108.73 ha in the cadastral area of Mokřice, municipality of Krásná Hora nad Vltavou, Central Bohemian Region. The Mokřice forest management complex is located in a peaceful landscape near Prague and the Orlík Reservoir, without disturbing infrastructure, surrounded only by small villages, forests and agricultural land. It is a compact block of forest land owned by a single private individual, with good transport accessibility and the prospect of increasing timber harvest volumes. The land is managed in accordance with the valid Forest Management Plan for the period 2024-2033. The total area amounts to 108.73 ha, of which forest stand area represents 106.49 ha. The total timber stock reaches 22,691 m³ under bark, the maximum allowable harvest is set at 4,300 m³ per decade and the annual increment amounts to 743 m³. The price corresponds to CZK 39.20/m². Between 2019 and 2022, the estate was affected by a bark beetle calamity of Central European scale, which required an increase in the permitted harvest volume up to 14,500 m³ under bark. Following its management, a new Forest Management Plan for the period 2024-2033 was prepared, with the outlook of a gradual return to standard production and increasing harvest volumes in each subsequent decade. The estate also includes a hunting ground, a historic hunting area and a protected beech tree more than 300 years old.
