The house is located in the northern part of the property, the part of the property that is currently still to be separated, from GST 19/2 in cadastral municipality 81131 Seefeld. The ground floor, which is partially filled in due to the slope, is bordered to the east by the plots of land on Leutascher Straße (Gst. 700, 623/4) and is accessible by traffic through these. The property is located entirely in the tourist area and is not listed in the suspected area cadastre or contaminated site atlas. The immediate area is built up with single-family homes and apartment buildings and the proximity to the town center to the east is a great advantage of this property. The municipality of Seefeld combines the traditional Tyrolean charm of an alpine holiday village with a sophisticated, international flair. From the village center it is only a few steps to the lifts, cross-country ski runs and hiking trails. The pedestrian zone invites you to shop and stroll with family boutiques. Golf courses, a sports and conference center, an adventure pool with wellness, an Alpine-style casino and a wide range of restaurants round off the townscape. Numerous events and traditional festivals also provide a wide range of entertainment throughout the year. With an impressive natural backdrop between the Wetterstein Mountains and the Karwendel and a varied range of leisure activities, the year-round destination Olympiaregion Seefeld is a delight both as a holiday and residential paradise in the middle of the Tyrolean Alps with living tradition and authentic Tyrolean warmth that can be felt everywhere. The extended hours of sunshine also bring new energy - due to the special location on the high plateau open to the south at 1,200 m above sea level. There are good train connections to Seefeld from Munich and Innsbruck. Seefeld train station is right on the edge of the pedestrian zone and there are excellent connections to the region by car from all four directions: East/West - via the A12; Exit Zirl or Telfs South – from the Brenner motorway onto the A12 North – from Munich via Garmisch/Mittenwald in approx. 1.5 hours Innsbruck Airport – only approx. 25 minutes drive Munich Airport – 165 km/approx. 2 hours / Innsbruck - Airport 20 minutes Munich International Airport 2 hours Garmisch-Partenkirchen - 30 minutes
