The detached house is located in the heart of the expansive Leutasch high valley, more precisely in the Weidach district. It is accessible via a north-facing driveway and faces southwest. Surrounded by other detached houses and open land, the property is a truly tranquil haven, as the access road is a cul-de-sac. Surrounded by the impressive mountains between the Karwendel Nature Reserve, the Wetterstein Mountains, and the Wildmoos Landscape Conservation Area, the region offers a true paradise for sports enthusiasts and those seeking relaxation alike. At a proud 1,136 meters, the Leutasch high valley stretches an impressive 16 kilometers through the Alps south of the Zugspitze – open to everything your heart desires. The lush landscape is pristine and absolutely unique in Tyrol: hiking trails through deep green forests and lush alpine meadows, expansive (e-)bike routes along the turquoise-blue Leutascher Ache river, interspersed with tempestuous mountain streams, climbing areas, and crystal-clear lakes, flanked by rustic huts and the imposing Wetterstein Mountains. There's truly plenty of space to enjoy: the Hohe Munde mountain range majestically overlooks the expansive mountain world and its precious natural treasures – from the alpine paradise of the Gaistal to the spectacular Geisterklamm gorge. The Seefeld Olympic Region, with its five towns of Leutasch, Mösern/Buchen, Reith, Scharnitz, and Seefeld, became famous as a two-time host city for the Nordic competitions at the Winter Olympics and the Nordic World Ski Championships in 1985 and 2019. The region's sporting expertise lies primarily in the variety of local opportunities. Combining the unique landscape with a wide range of sporting and cultural opportunities is perfectly possible on Tyrol's most beautiful high plateau and undoubtedly sets the region apart. Leutasch is protected from the foehn winds to the south and from the cold by the Wetterstein Mountains to the north. Snow clouds from the west have easy access through the Gaistal Valley. In winter, Leutasch offers one of the most beautiful cross-country skiing areas in the world. A supermarket, a doctor, a kindergarten, and an elementary school are located in Weidach, and public transport is easily accessible via bus stops.
