Costs associated with the purchase of a property in Dubai!

Dear buyers standard agencies commission in Dubai is 2%

unless otherwise agreed by the parties in written!


Ready property without mortgage:

Net purchase price (NPP)

4% of NPP – Dubai Land Department Fees

AED 540 – Knowledge Fee for Land Department

AED 4,000 – Service Fee Transfer Center

2,000 – DEWA Deposit (for apartment)

AED 1,500 – District Cooling (if applicable)

6 month worth of service charges (depending on developer)


Mortgage Costs:

0,25% of mortgage – Dubai Land Department

AED 250 - Knowledge Fee for Land Department


Off-Plan Property:

4% of NPP – Dubai Land Department Fees

AED 390 – Knowledge Fee for Land Department

AED 4,000 – Service Fee Transfer Center

There is only 4 reason when the landlord may seek eviction for tenant, even if you are perfect tenant:

1) Property has to be demolished or reconstructed by Government entity esquires as per urban development requirements in Dubai

2) When the property in a bad condition and it requires for full renovation, it must be approved by Dubai Municipality!

3) Landlord wishes to demolish, reconstruct or add new construction! Of course with permits from competent entities!

4) Or the landlord wishes to use this property personally or by any of first-degree relatives.


Notice 90 days must be provided!


Rentals!

Land lord may not to increase the rent ! If  your current rent is less than 0%-10% from average market price for similar unit! But

- if less than 11%-20%, rent can be increased  only to 5%

- if less than 21%-30%, rent can be increased  only to 10%

- if less than 31%-40%, rent can be increased  only to 15%

- if less than 31%-40%, rent can be increased  only to 15%

- and  if you paying more than 40% less than average rental value for similar unit, Landlord can increase the   rent up to 20% max!
