Originally built around 1900 and converted into a country house, this barn raises on the sunny plateau of St Gallenkirch in the Montafon. The built-in wellness area doesn’t fail to impress for it would suit a 5-star hotel: the Finnish sauna, steam sauna, multi-sensory shower, swim spa and relaxing area are loaded with delightfully fragrant arven-wood and surrounded by wood paneling and quarry stone walls. The reuse of old wood, which could be preserved from the original barn, lends a warm and cozy atmosphere that goes on into the upper floor. There, an impressive living space opens up, enphasized by the crackle of a designer fireplace and a large dining, cooking and catering area. This level also hosts the master bedroom with freestanding bathtub, own bathroom and dressing room as well as another bedroom with own bathroom. Two other bedrooms and a shower bath are located on this level and a gallery offers further living space. The installation of a kitchen has been deliberately left out of the design of the room in order to let the new owner incorporate his own individuality into the house. A high quality polished concrete as well as new and old wood were used for the floor coverings. A large sunny terrace of approx. 40 m2 has been built on the garage, offering a clear view of St Gallenkirch and the surrounding mountain landscape. Two of the four garages belong to the house, the latter two belong to the neighbouring building. The house has no holiday permit, thus the registration of a principal residence is required. In case of a commercial rental in an investor model, the own use for holiday purposes is possible for the owner for a stay up to six weeks per year. In that case, an operator would be at his disposal.


Montafon: Location and surroundings of this property

The house is situated above the centre of St. Gallenkirch on a sunny hillside, approximately 922 metres above sea level. The view is unobstructable due to the shape of the landscape and the building development situation. The Valisera and Grasjoch valley stations, connecting both the Hochjoch and the Silvretta Nova ski areas, are only at a distance of 1.3 kilometres from the house, while the village is approximately 430 metres away. Shopping opportunities and restaurants are therefore within easy walking distance.
The Montafon in Vorarlberg is a living alpine valley, both in the summer and winter seasons. Already in the 19th century, Ernest Hemingway loved the charm of the Montafon and immortalized his memories in his books.
Nowadays, modern cable cars as well as attractive, thrilling and exciting sport, cultural and leisure facilities fascinate the Montafon guests throughout the year. Be it fun for the whole family in the Montafon Activity Park, swimming in the Alpine Spa, guided tours in the mountains, thrills in the forest rope park, open-air sports or strolling in the historic centre of Schruns – there is something for every taste.
St. Gallenkirch is a central starting point for all skiing and hiking areas of the Montafon valley and can be easily reached all year by train or by car. Further walking and skiing areas in the valley are Golm and Gargellen. Golf enthusiasts can enjoy a 9-hole golf course in Tschagguns and Partennen and in 30 minutes by car, two 18-hole golf courses in Brand and Braz.
