If eligible, demolition and rebuilding work carried out in Belgium in 2021 may benefit from a reduced VAT rate of 6%.
Following in the footsteps of the Brussels region, Walloon will be apply a property energy standard called “Q-Zen” (“Quasiment Zéro Énergie" or "Almost Zero Energy”). From 1st January 2021, these rules will need to be followed for every new building constructed in the Walloon region. Resulting from a European decision, this new standard aims to see the building of more comfortable, less energy-hungry housing.
From 1st January 2021, the energy costs of a home located in Walloon will be incorporated into the indicative rent scale thanks to the "hot rent" model. This makes it possible to estimate the energy costs of a household. This estimate is made based on multiple criteria such as: the number of people living in the household, the type of main heating system, as well as the existence or absence of a sustainable energy source in the household.
This "hot rent" system has been available on the loyerswallonie.be website since the start of the year. This initiative is available completely free of charge, and to everyone, which means anyone can find out about the average cost of renting a home. This initiative also helps encourage landlords to make improvements to their properties in order to optimize their attractiveness and competitiveness.
While Walloon will be continuing its policy on photovoltaic energy, the Brussels region will be reducing the awarding of green certificates for the installation of solar panels or solar power plants. Flanders will be applying new tariffs to promote the use of this green energy.
From 1st January 2021, Flanders will therefore be implementing new tariffs relating to the installation of photovoltaic panels. For this new pricing to become economically advantageous, business consumers will need to increase their consumption as much as possible. This means that they will be forced to use the electricity generated by their installation as a priority, instead of giving it back to the grid.
To achieve this, they can, for example, invest in the installation of a home type battery. Especially since Flanders is offering a special bonus for this type of installation which is valid until the end of the year ... According to experts from the energy group Engie, this bonus is €250 per kilowatt-hour of capacity that can be used by the battery. The maximum is €3,200 per connection point and it may not be more than 35% of the total investment.
