Our real estate agency is located in Mechelen, between Brussels and Antwerp and also works in Flemish Brabant in the region of Haacht, Kampenhout, Keerbergen, Steenokkerzeel and Zemst. Some well-known attractions from the region are St Rumbold's Tower with its Legend of the Moon Extinguishers, Museum Court Busleyden, Dossin Barracks, Palace of Margaret of Austria, Great Beguinage, Brewery Het Anker, several historic churches and Winter garden Ursulines in Onze-Lieve-Vrouw-Waver. Hikers and bikers enjoy themselves in different river and nature areas, bike-o-strade Mechelen-Antwerp, the forts and the Vrijbroek Park. Recreation is in Technopolis, the Nekker, Bloso Domain Hofstade, the toy museum, the different culture centers, escape rooms, the Ice Skating center Mechelen and Planckendael Zoo. Live, work, study and leisure, it is perfectly compatible.
The ratio of owner-occupiers and private / Institutitional investors is 79.5% and 15.16%. Approximately 20.5% of the residential real estate is rented. Most (71% of the leased premises) is owned by private investors and only 3% is held by institutional investors. The percentage of external finances is 60% and self-financing is 40%. In the central cities are housing relatively less owners (59%) than in the remaining area (75%). Owners without mortgages are located mainly in the central cities.

The percentage with mortgage is here 30% and in the remaining area it is 43%. International buyers count for 5% of the total population. The Dutch are front runner with 19.5%. They are mainly living in Keerbergen, Tremelo and Zemst. There is a great demand for quality real estate in the class between € 300,000 and € 400,000. The demand transcends the offer. There is a wide range of property in excess of € 600,000. Supply exceeds the demand here, and the house is for sale for a longer period. The median price of a detached house situated in the licensed territory is between € 276,000 (Heist-op-den-Berg) and € 370,000 (Keerbergen). The median price fell in the following towns and cities: Kampenhout (-3.85%), Mechelen (-2.76%), Sint-Katelijne-Waver (-7.35%), Tremolo (-0.88%) and zemst (-2.90%). The median price rose in the following municipalities: Bonheiden (+ 2.82%), Boortmeerbeek (+ 5.42%), Haacht (+ 10.57%), Heist-op-den-Berg (+ 0.36%), Putte (+ 4.01%), and Steenokkerzeel (+ 2.94%). The median price of a two or three-detached house is situated between € 220,000 (Bonheiden and Haacht) and € 298,000 (Steenokkerzeel). The median price only dropped in the commune of Haacht (-8.80%). The median value stagnated in Sint-Katelijne-Waver and rose in the rest of the towns or cities by 5%.
The outliers are Heist-op-den-Berg (+ 7.14%), Putte (+ 8.17%), Tremolo (+ 35.83%) and Steenokkerzeel (+ 19.20%). The median price for apartments was available in the following towns and cities: Heist-op-den-Berg € 206 000 (-2.84%), Mechelen € 176 625 (+ 3.90%), Putte € 210,000 (-17.62% ) and Sint-Katelijne-Waver: € 228 500 (+ 14.25%).
Premium locations are in demand due to a view on the water in Mechelen, for instance the Dyle and the canal Mechelen-Leuven. It attracts substantial wealthy people and (inter) national buyers. Beloved are penthouses from 250 m² with large terrace (± 50m²) and luxury villas overlooking Lake of Keerbergen.
Property prices between € 200,000 and € 400,000 continue to rise by an average of 2.5%. communal living is increasingly popular. Emerging areas include the Komet site , Spreeuwenhoek and Ragheno. Moreover, in 2019 a lot of attention went for the new custom energy performance certificate (EPC), where more emphasis is placed on the adjustments needed to make the house energy efficient. This will further press down the retail price of the less energy-efficient homes and also extend the sales period of these homes.
