Engel & Völkers partners with Excem Socimi to reach out to young audiences

Engel & Völkers, the world leading German real estate brokerage company has reached an agreement with the Socimi Excem Capital Partners, who specialise in the residential property sector, to start a new real estate investment project aimed at young renters. 

This project, which began with the objective of meeting the growing demand in the property rentals for young people, both students and young professionals in large cities, offers the investor very stable returns.

A new professional concept of shared housing
The greater influx of students and young professionals in the large Spanish cities has increased the demand for shared housing. Small residential units with communal areas have emerged as an optimal solution to this growing need.

Excem Group is well aware of this niche market and has chosen this real estate company to offer a greater volume of investment properties in Madrid. With more than 300 real estate consultants just in the capital alone, Engel & Völkers intermediates the properties that are the most sought-after by Socimi Excem: renovation homes that are priced at around 500,000 euros and located in the most central areas or close to major universities. Most of the sales have been carried out in Chamberí, Centro and Salamanca.

Nowadays, there are many apartment blocks that have 130 rooms distributed on different floors in the most central districts of the capital. With an initial investment capacity of 12 million euros and expected to expand in the coming months, the goal is to increase to 150 new properties.
Shared housing is a rising trend within the real estate sector. "The users of these properties are as demanding as the tenants in the conventional properties and appreciate quality housing as well as attractive architecture," says Paloma Pérez Bravo, director of Engel & Völkers Madrid.

On the other hand, Antonio Mochón, CEO of Excem SOCIMI RESIDENCIAL emphasises that they have positioned themselves with the development of their business model for young people: "due to the professionalism of the company in the rental sector and its specialisation in this niche market within such a short time, and above all, because we understand that our business project must benefit both the investor and the customer. "
