Building plot of 1200 m² in one of the most exclusive arteries of Hispanoamérica. This is the only plot in the Chamartin District of this size and with this capacity to build. It consists of two building plots surrounded by trees.
The security in the area is very high, due to the fact that several embassies are located very close to the land.
They are regulated by the special building ordinance of the Colonia Ciudad Jardín Alfonso XIII. Zonal Regulation APE 05.09. of the General Plan of Urban Development of Madrid.
It is possible to build 3 isolated single-family houses, with 3.5 floors, with a floor occupation of 25%, i.e. about 98.5 m². It is possible to build a garage on the semi-basement level, occupying the entire floor. This is the only use that does not count as part of the building area. Hispanoamerica: Location and surroundings of this plot

The property is located in Hispanoamérica, a prestigious and sought after neighbourhood within the Chamartín District which is in the northern part of the capital. It is especially known for the Bernabéu Football Stadium, famous in the whole world. Hispanoamérica is an ideal neighbourhood for families, amongst other things, because of its range of prestigious schools.
Chamartín offers an extremely high level of public services, shops, schools, churches, sports facilities and a selection of excellent bars and restaurants. Several Embassies are represented in the area.
Public transport in Chamartín consists of approximately 50 bus lines, seven different metro lines and two train stations, which provide to residents very high levels of access to all parts of Madrid and connection to surrounding areas.
Other points of interest are The National Auditorium, several museums and “Parque de Berlín”.
