The most exclusive shopping streets in Valencia

Valencia is becoming an increasingly modern, cosmopolitan and advanced city. Proof of this is in its main shopping streets that are full of people every day. As a result, the price of rents rises and the real estate market in various areas is enjoying better health. Here we want to talk about the most exclusive commercial places in the Turia capital.

When talking about exclusive commercial streets, it is also common to mention the 'prime' regions within the real estate market. In these areas, the average rental price for both houses and commercial premises has experienced a growth that ranges between 5% and 10%.

However, the symbolic street, Colón, takes centre stage. To get a better idea, it is reaching rental prices of up to 160 euros per square metre. This data has appeared in the recent study conducted by Gesvalt, one of the most important companies dedicated to the world of valuation and appraisal, called 'Market study of commercial premises in Valencia'.

In second place is the street, Don Juan de Austria, one of the leading commercial streets in Valencia. On average, the square metre price in its most exclusive area stands at 130 euros per month. In total, 38 commercial premises can be found with an availability rate of 25%, which is not bad at all.

Very far from the exclusive Colón Street and Don Juan de Austria Street, there is Jorge Juan Street. In particular, the tenants of the business premises located in the 'prime' zone pay on average 80 euros per square metre per month. Despite this and having 55 establishments in this street, the supply of rental premises has been zero for a long time. This has risen to 11.7%, which equals to 35 euros per square metre per month being paid by tenants.

These rental prices for commercial premises in Valencia in the most symbolic streets are in tune with what is happening in Madrid and Barcelona, the two most important cities in Spain and which serve as a reference in the study cited above.
To get an idea, renting a commercial premise in the 'premium' area of Portal del Ángel Street in Barcelona, which is the most expensive in Barcelona and throughout Spain, costs 270 euros per square metre per month, while in Madrid's Preciados Street, figures can reach 255 euros per square metre per month. Although these figures seem very distant, they can be reached in the near future if the current growth trend continues.
