In the period between 2020/2021, the real estate market in Italy has seen new ideas to meet the changing demands of buyers, fluctuating prices and lower demand. As regards the prices of some types of properties in Italy, the prices of apartments have increased on average more (+ 2.6%) than houses (-0.1%), even if the situation varies a lot depending on the geographical area. This is according to an idealista / data report, which analyzed the market for these two types of properties and monitored the price changes from January 2020 to January 2021. We look at the price changes for homes and apartments for sale in Italy.
In December 2021, the asking price for property sales was the highest in the Trentino Alto Adige region, at 2,895 euros per square meter. On the contrary, for a property in the Calabria region, only 920 euros per square meter are requested, the lowest value in all of Italy.
In the same month, the highest asking price for rental properties was in the Lombardy region, at € 14.57 per month, per square meter. The lowest average requested prices, on the other hand, were found in the Calabria region, with only 5.12 euros per square meter, per month, the lowest value nationwide.
The properties for sale asked for an average of 1,908 euros per square meter, with a decrease of 0.10% compared to December 2020 1,910 euros / m²). Over the past two years, the average price in Italy reached its maximum in March 2021, with a value of 1,944 euros per square meter. The month with the lowest asking price was April 2020: an average of € 1,883 per square meter was asked for a property for sale.
Here, an average price of € 1,555 per square meter was asked for properties for sale, down 1.64% from December 2020 (€ 1,581 per square meter). In the last 2 years, the average price in the Marche reached its peak in March 2020, with a value of € 1,613 per square meter.
In December 2021, the average asking price for rental properties was € 7.73 per square meter per month, up 0.39% compared to December 2020 (€ 7.70 per square meter per month). In the last 2 years, the average price in the Marche reached its maximum in August 2021, with a value of € 8.00 per square meter. The month with the lowest asking price was April 2020: an average of 7.40 euros per month per square meter was requested for rental properties.
During the month of December 2021, the asking price for properties for sale in the Marche region was highest in Pesaro Urbino, at € 1,735 per square meter. On the contrary, the price was lower in the province of Fermo, with an average of 1,320 euros per square meter.
In the same month, the asking price for rental properties in the Marche region was the highest in the province of Pesaro Urbino, at 8.26 euros per square meter, per month. The lowest price, on the other hand, was found in the province of Fermo, with an average of 7.06 euros per square meter per month.
