Engel & Völkers Italia has carried out an analysis of market trends in Trentino-Alto Adige, a special autonomous region in the north-east of Italy with Trento as its capital. Together with Veneto and Friuli-Venezia Giulia, it is part of the geographic macro-region Triveneto, while together with the province of Tyrol it is part of a cross-border cooperation association established within the European Union, the Euro-Region Tirolo-AltoAdige-Trentino, which unites the territories of the old county of Tyrol.
According to Engel&Völkers Bolzano is the city Bolzano one of the most attractive cities for local and German clients, who are mainly interested in the first-home market. Places like Val Gardena and the Salto - Scilar area are preferred by people from north-eastern Italy as second homes. In Val Gardena, average sales prices are between 8,000 and 13,000 euros per square metre and in Bolzano between 3,500 and 6,000 euros per square metre.
Merano is not only popular for Swiss and Austrians, but also for Germans. The most popular areas are Maia Alta, Maia Bassa and the so-called "Musikerviertel", as these are very central and close to the town. Customers are particularly looking for penthouses with panoramic views or properties with large outdoor areas, with terraces or gardens. Prices range between 1,800 and 3,500 euros per square metre in Vinschgau Valley, between 3,000 and 4,200 euros per square metre in Merano centre and finally between 3,800 and 7,200 euros per square metre in the Maia Alta district.
Regarding the town of Brunico, the most attractive areas for buyers are those of Val Badia, San Candido and Sesto. The clientele here consists mainly of Italians and Germans looking for a second home, because Brunico, as a Unesco cultural heritage site, is also a true paradise for athletes and hikers. Prices are around 4,000 euros per square metre and reach up to 10,000 euros per square metre for the most exclusive properties.
In Trento, on the other hand, the Bolghera district and the hilly areas to the east (especially Villazzano, Martignano and Cognola) are in high demand and represent the ideal location for a first home for families with children or couples, thanks to their proximity to the centre and the wide availability of services. In Trento, Engel & Völkers reports an increase in prices, ranging from 3,200 to over 5,000 euros per square metre in the more historic areas and the first hills. For the Rovereto-Riva del Garda area, the lake is extremely important. Clients come from Northern Europe, especially from German-speaking countries, and are very interested in relaxing living solutions, especially with a lake view. All this leads to market prices of up to 6,500 to 8,000 euros per square metre in some special areas with lake views and near the town of Riva del Garda and Torbole.
Madonna di Campiglio, thanks to its exclusive mountain resorts, is particularly appreciated by an Italian clientele coming mainly from Milan, Brescia, Verona, Parma, Venice and Rome. The proximity to the ski lifts is also in demand here and the clientele is willing to buy prestigious properties (up to 15,000 euros per square metre for solutions under construction in the centre with the highest construction quality) or choose residential solutions in prestigious resorts opposite the ski lifts, with market values of around 10,000 euros per square metre.
