This residential zone includes the fully or partially built-up areas as defined in Art. 36, Para. 4 of the Land Act of 11.09.1997 No. 13 as amended. The maximum permissible building mass density is determined as follows: B7 1.10 m³/m²
The following general building regulations also apply:
1. maximum permissible built-up area: 30 %.
2. maximum permissible building height: 9,5 m
3. minimum limit distance: 5 m, if not mounted
4. minimum building distance: 10 m
5. maximum permissible sealing of the soil: 70%.
6. at least 50% of the car parking spaces required by these Regulations must be provided in the building or underground.


Lana: Location and surroundings of this plot

The building plot is located in the centre of Foiana/Völlan near Lana at 700m a.s.l and is a starting point for numerous walks, Nordic Walking and mountain bike trails in various directions. Thanks to its pure air quality it has a long reputation as a health resort. The historical village is surrounded by forests, orchards, chestnut groves and vineyards. Alpine and Mediterranean influences meet against a fascinating mountain backdrop to create a unique piece of South Tyrol. Along the trails there are numerous dining options, such as inns with fantastic traditional cuisine. If you look over the sunny plateau of Völlan, a sheer unencumbered view opens up to you. The golf course in Lana, the hippodrome and the thermal bath of Merano and several ski and hiking areas are in the immediate vicinity. The appointment for the sale with ourselves and/or our agent is effected by written agreement or through utilization of our services on the basis of the service brochure/exposé and its related conditions.
