In the heart of the Dolomites and the charming mountain village of San Vigilio, the "Villa Ortensia" welcomes you with its comfortable suites and apartments. Divided into two main buildings, the complex has a total of 9 residential units which are ideal for tourist rental. In the main building guests are welcomed at the small reception and the cosy lounge area invites to enjoying. A separate wellness area with rest room, indoor and outdoor swimming pool offers guests additional relaxation. In the main building there are 3 suites for 2-3 guests as well as a spacious apartment (Mountain Lodge) in the attic for 4-6 guests. The side building is divided into 3 fully equipped apartments for 2-3 guests, a beautiful garden apartment for 4 guests, and another Mountain Lodge in the attic for 4-6 guests. All units convince by spacious rooms and are furnished with stylish elements of local handicraft in alpine style. Decorative wood panelling, cosy fabrics and plenty of light are a tribute to the impressive mountain world of the Dolomites. From the balconies of the apartments you can enjoy a wonderful panoramic view of the mountain peaks. In the basement there are cellar rooms with ski depot and an underground car park with sufficient parking space. The generous agricultural surfaces are situated around the farm and can be cultivated with machines. The farmland can be used to grow vegetables, berries, fruit (pears, apricots, bearberries).
The stable consists of stalls for livestock but can also be used as storage space for concentrated feed.
The barn is used for the storage of feed or as a place to deposit equipment.
All levels are autonomous and accessible from outside. The woodland consists of mixed forest and is mainly used to store firewood.
The strategic location, close to tourist centres, also gives the farm extensive possibilities in cultivation e.g. ideal for farm holidays.
The residence has a regular licence for room rental and is therefore ideal for tourism operators or those who want to become one.

Bruneck: Location and surroundings of this property

The charming little village of San Vigilio lies picturesquely at the foot of the Dolomites in the middle of the Fanes-Sennes-Braies Nature Park and is the capital of the municipality of Enneberg. In the northernmost municipality of the Val Badia at 1285m above sea level culture meets nature, past meets modernity. In winter the village turns into a white fairy tale dream and attracts numerous tourists.
The property is located in the immediate vicinity of the lifts of the famous Kronplatz ski area with its 119 km of slopes and 32 lifts. There is also a ski lift connection to Pikolein/St.Martin in Thurn, from where a ski bus provides access to the Alta Baida ski area. This connection offers numerous other leisure activities, such as the experience of the "Marmolada" or the "Sellaronda" ski and bike tour. St.Vigil has been the venue of the Women's Giant Slalom World Cup since 2017. The scene of the race is the ski slope "Erta". For years, the siblings Manuela and Manfred Mölgg, born in Enneberger, who have been among the protagonists of the Ski World Cup for quite some time and act as testimonials for the community, have also been training on this slope. In summer, numerous hiking trails and mountain bike tours lead from San Vigilio to the third largest natural park in the country with its striking peaks of the Dolomites. Regardless of whether guests are looking for peace and relaxation in the imposing natural landscape of the Dolomites or want to take advantage of the many sports and leisure facilities in the immediate vicinity, San Vigilio offers both and is lively all year round.
