What you should know about this property

Amenities and special features of this property

The business and residential building in Leonardo da Vinci Street (former Postgasse) in Merano was acquired by the current owner family in 1907. At that time the house was used for the traditional Meran bar called "Zum Bozner Tor" and also as a trading company. The history of the building dates back to the time when the city of Merano was founded. Originally built as a professional building, the house was at times also the place for a monastic community, only to be returned to profane purposes. The changing uses were always followed by the corresponding adaptation of the building fabric. Nevertheless, many parts of the building still retain its medieval characteristics. Examples: the Gothic beamed ceiling with central support and joist in the basement on the street side, the medieval firewall on the south side, the late Romanesque exposed masonry with isolated herringbone patterns (Opus - Spicatum) in the rear ground floor room covered with a wide vault with stitch caps, the coat of arms hall with groin vault on the mezzanine floor with its Secco frescos from the 1620s, the Renaissance bay window on the street side above granite consoles, the baroque stucco ceiling in the bay window, the barrel vaults in the rooms on the street side. The house is a listed building.
The entire building was extensively renovated and refurbished in 2008 with the aim of transforming it into a functional commercial building. Today the property has a total area of approx. 686 m2 according to the cadastre. The individual four units were categorized as follows: C/1 - shop on the first floor and ground floor with 194 m2, C/1 - shop on the ground floor and first floor with 173 m2, A/10 - office space on the second floor with 191 m2 and A/2 - prestigious apartment on the second floor with 128 m2. There is also an extended area over approx. 150 m2 and is accessed via two entrances: one leading to Leonardo da Vinci Street and the second in the Weithaler Passage. Disabled access is also available (Café Forum). There are also further optimization and expansion options that can be carried out directly on the object.

Merano Centre: Location and surroundings of this property

The property is located in Leonardo da Vinci Street, in the historical centre of Merano. The Leonardo da Vinci Street, formerly called Postgasse, leads from the Bolzano Gate to the Pfarrplatz and, like the Portico, offers excellent shopping and strolling opportunities. The former Postgasse has experienced an excellent upswing in recent years, as fashion chains such as H&M and Esprit have settled in this very passage. There are also several restaurants and coffee shops nearby. Merano is the traditional spa town on the Passer river and is characterized by extensive parks and green promenades, botanical gardens and numerous watercourses. The city impresses with its Alpine Mediterranean atmosphere and the urban flair of the old town. Merano serves every year, as a popular holiday resort and is one of the most important tourist strongholds of South Tyrol with many wonderful sights, such as the Kurhaus, the Therme, the gardens of Trauttmansdorff Castle, the horse racing course, etc., and well-known guests from politics and culture.
