The house is situated on the edge of a beautiful medieval town, where one can still admire old Roman ruins and
medieval churches.
The property, which was originally an old 18th century stone
mill, has been recently restored and remodeled with great attention to the details and preserving the distinctive history of the area, the materials and the characteristics of the building itself. It preserves the local pink stone walls, the ancient terracotta
bricks and wooden beams. The residence benefits from gardens all
around (5,000 square meters) with a variety of trees and plants that presents well all year around and a small creek that cross the
garden. The front of the house has a large paved patio.
In a clear sheltered by trees is a beautiful swimming pool of classic
travertine stone (m. 6 x12).
The interior of the house has a comfortable accommodation,
arranged over 3 levels and measures approx. 300 sq. m. It is
furnished with great taste with furniture from the early 1800s, chosen by the previous owner who was a well-known American antiquarian.
The sleeping area is on the first floor and features 3 bedrooms, one family room with open fireplace, one full bathroom and ½ bathroom.
The area can be access internally or through the north outside loggia (gallery) with arches of rosé brick. From the bedroom to the north there is a wooden staircase that leads to the tower with a studio area on the second floor and an attic loft on the upper level.
The ground floor features a charming living room with open fireplace and large windows, a dining room and kitchen, decorated with bricks and ceramics typical of the area and an entrance with the door opening onto the outside patio. The ceilings are with exposed wooden beams, the floors are 17th century terracotta tiles and the roof is in ancient ‘coppi” tiles.
The lower level with the cellar can be access via a stone staircase in the dining terrace. The cellar is a large room with stone arches and exposed chestnut beams. Here you can admire the original remains of the ancient 17th century mill.
It is permeated in history and has an abundance of charm
and traditional atmospheres that you can breathe as soon as you
enter the property. Moreover, it is situated in an area surrounded by remarkable historic and artistic beauties, as well as traditions, culture (Spoleto Festival) and an excellent cuisine (olive oil, wine and truffles)

Massa Martana (near the well attested ancient site of the Vicus Martis Tudertium on the Via Flaminia) is an ancient Italian town and comune in the Monti Martani mountain range in the province of Perugia (Umbria). It is 10 km N of Acquasparta, 18 km N of San Gemini and 32 km N of Narni; 14 km S of Bastardo and 27 km S of Bevagna. As of the 2003 census, the town had 3558 inhabitants.

It is one of the classic walled towns of central Italy, and in its main gate can be seen several ancient inscriptions, including a Roman one of some interest. The modern town has spread northwards along the road.
