Defining & living in a “Buyers’ Market”

Think back to when we studied economics in school and remember those lessons we had on the laws of supply and demand, and how (maybe) you thought this might not come in useful in your adult life. How many times we thought that what we learn at school is just for textbook sake or to pass “O” and “A” levels. We were wrong! In a nutshell we have more homes on the market and the potential for the prices to drop in a buyers’ market whilst it’s the opposite when we have fewer homes on the market. The concept is simple, right? 


The market conditions also vary within our small Islands of Malta & Gozo, and the trends of the buyers will determine the towns that retain better prices than others. In an ideal world, a balanced market gives us a roughly equal number of buyers and sellers. 


We define our current market today as a buyer’s market due to the large supply of available properties in comparison to the number of sales concluded. For example, in the last report from the MDA, they stated 1157 properties went on promise of sale in January 2021 comparing this to approximately over 8,000 properties on the market for sale is a small number, placing the bargaining power into the hands of the buyer. 


The market is healthy however if you wish to be a successful seller the correct price is of utmost importance and will determine how long your property is on the market.
