Successful on the Turkish Aegean

Kai Heiselmeier is Engel & Völkers' licence partner in the Turkish coastal region of Fethiye. He has been selling high value properties in a region where other people go on holiday for more than five years. He told us about his everyday life in an interview.

Successful on the Turkish AegeanWhat is your everyday working life like?

I start at 8:30 in the morning and then the daily routine kicks in after the team meeting and daily planning - appointments, contacting developers about new projects, customer and property acquisition, viewings and a range of administrative work.

What has been the most exciting experience you have had during your time with Engel & Völkers?

We showed a customer various properties on a Friday and Saturday, and she was so taken with them that she immediately called her husband, a successful goalkeeping coach in Germany, and asked him to come to Fethiye. He arrived on Sunday night and had to fly back again on Monday at 2 pm. But he had set himself the target of viewing the properties in the short time available and making a decision. We then collected the couple from their hotel at five in the morning and gave them a breakfast of sandwiches and coffee in the car. At 11.30 after the viewing the couple decided to buy one of the properties and we drive to the notary at 11.55, just before he wanted to close at noon as it was Ramadan. After pleading with him, we managed to get everything sorted out!

What makes the real estate market in Turkey so interesting and special?

In comparison to Europe the prices are very attractive and then there is its location on the Mediterranean, very good flight connections and, of course, the massive potential of Turkey as an economic powerhouse. Topping things off there is the unique hospitality and friendliness of the people, the very good relationship between the Turks and the Germans and the healthy lifestyle.

What types of properties are currently highly sought-after?

The greatest demand is currently for Bauhaus-style villas with a sea view priced around EUR 500,000.

Where do the buyers come from?

Most of our inquiries come from customers from the German-speaking world, but we are also increasingly receiving inquiries from customers from Scandinavia and from Turkish cities such as Istanbul and Ankara who want a second home in and around Fethiye.

What is your personal recipe for success?

By comparison with lots of local Turkish agents, we provide a professional real-estate service and, as we are ex-pats ourselves, we can provide help and support in many of the situations that non-Turkish buyers will face.
