Buy your dream property in Malta with Engel & Völkers’ real estate agent team

If you’re thinking about investing in real estate but haven’t quite decided exactly where to look for the property of your dreams, check out the beautiful island of Malta, a treasure located in the heart of the Mediterranean Sea and easily accessible from most major airports. Rich in history and culture, Malta offers a huge array of attractive and exciting locations and a broad range of properties, making it a hotspot of high demand for premium real estate.

And one of the main reasons the Maltese real estate market enjoys such strong demand is that it is already very well developed with a wide selection of finished properties ready for immediate occupancy. An important factor to consider is that building material costs are trending up everywhere with the price of new builds creeping steadily higher, so rather than wait for completion of your new home at some time in the future, take your pick of prime properties currently available in Malta. So whether you’re interested in buying a villa, a house or an apartment, you can be sure that at Engel & Völkers our portfolio of select properties offers great opportunities to make your dream come true.

1. Find your ideal place in one of the great spots and real estate locations of Malta

Malta’s northern region includes the northern coast of the island, comprising long sandy beaches, making it the perfect place to enjoy everything the island has to offer. Reward yourself in the evening by exploring its pulsating nightlife with its exquisite restaurants, bars, clubs, and cafes. Focal points here are two locations: Mellieha and Wardija. Mellieha is a hilltop town with spectacular views and is located close to fantastic beaches. Not far away is a fine selection of restaurants and bars for your enjoyment. Historically significant, Wardija is a small hamlet in St. Paul’s Bay and more well known for archaeological remains found there and for some of its beautiful residences from the 19th century. Surrounded by pastoral fields and meadows, Wardija is the perfect place for you to rest and recharge in your house, apartment, flat or villa.

Real Estate in Malta North

The southern region is different because the focus here is more on a lifestyle in a village type of environment rather than a more entertainment-oriented type of holiday experience. Key locations in this region are Marsascala and Vittoriosa / Birgu. Marsascala is a more laid-back seaside village in southeastern Malta, originally a fishing village and now slowly attracting more visitors, but still retaining its original charm. Vittoriosa / Birgu, a beautiful, quiet fortified town, boasts a long and rich history, dating back to the days of the Phoenicians, the Greeks and the Romans, which can be relived at its two museums. Buy your property in the nearby area and enjoy local food and drink along the town’s waterfront.

Real Estate in Malta South

Key places that make Malta so attractive and popular are located in the country’s eastern region. Visitors are drawn primarily to this part of Malta not only because of its shopping and entertainment opportunities, but also because of this region’s high infrastructure standards. Among the key locations here are Malta’s capital Valletta and St. Julian’s. Nowhere else can you absorb as much Maltese history and culture as in Valletta. It is the place to be and it abounds in historical and architectural highlights together with endless shopping and a vibrant nightlife. St. Julian’s, one of the most favoured regional coastal locations, is known for its pulsating lifestyle and a host of amenities all easily accessible from your new house, villa or apartment.

Real Estate in Malta East

Like all parts of Malta, the western region has its own individual character, with key attractions inviting visitors to explore its ancient and medieval history. Also noted for its beautiful scenery and countryside as well as for its history, the region offers many opportunities for relocating and establishing a new residence, with Mdina and Rabat being two key locations. Mdina is a fortified medieval town and formerly Malta’s capital. Sitting atop a large hill in the centre of Malta with splendid views and known as the “Silent City”, it radiates a quiet and relaxing atmosphere. Neighbouring Mdina is Rabat with its buzzing and active lifestyle, but also noted for its rich history and architecture evident everywhere in its monasteries, palazzos and churches.

Real Estate in Malta West

Malta’s central region retains its authenticity and charm, with plenty of open countryside and ample evidence of the region’s ancient and medieval history. However, for those considering buying various types of real estate for residential or investment purposes, Malta’s central region also offers great opportunities. Among the key locations here are Attard and Mosta. Attard is a part of the “Three Villages”, quiet and rather quaint, and well known for its beautiful gardens and orchards, making it a highly preferred location surrounded by converted residences built by the Knights of St. John, with numerous shopping and healthcare amenities and excellent dining opportunities. Mosta is Malta’s third most populous town and renowned for its magnificent building, the Rotunda, in the town centre, and today it is one of Malta’s largest towns combining both modern urban-oriented and more traditional lifestyles.

Real Estate in Malta Central

With the island of Malta having so much going for it, the question that immediately comes to mind is “is it a good time to buy real estate in Malta right now?” Historically, the Maltese real estate market has been consistently strong, contributing significantly to the country’s growing economy. While the COVID-19 pandemic has created some economic disruption and impacted many industries, the real estate market has remained remarkably resilient, with high sales in Malta and Gozo. In fact, 2021 turned out to be a record year, with sales topping 2020 by 30%. Nevertheless, there are still many properties of all types available on the market, but demand is increasing, and with rising construction costs and interest rates looming on the horizon, this is an excellent time to strike the iron while it’s hot and seize the best opportunities currently available. So contact us at Engel & Völkers and get the latest information from one of our expert real estate agents to ensure that you can buy the house, apartment, flat or villa of your dreams.

2. What local and foreign buyers should know about purchasing real estate in Malta

Here’s a brief overview of some Maltese regulations and a few of the benefit schemes applicable to property buyers you should be aware of when searching for your house, flat, villa or apartment.

Once you’ve decided to buy a property and a Promise of Sale is signed, a provisional duty of 1% of the value of the property is due from the buyer, both resident and non-resident. When a property is transferred upon the signing of the final contract, a stamp duty totalling 5% of the declared price for both residents and non-residents is due (minus the already paid provisional duty). For real estate purchased in Gozo the stamp duty is a reduced rate of 2%.

For non-residents seeking to purchase property in Malta, applications must be submitted to the AIP (Application of Immovable Property) section of Capital Transfer Duty (CTD) Department.

First-time buyers who acquire a property vacant for at least 20 years, a property situated in a UCA (Urban Conservation Area) or a newly built house reflecting a traditional Maltese architectural style, will be eligible to receive a grant of €15,000 for a property in Malta and €30,000 for a property in Gozo. This applies to all final deeds signed by the 11th of October 2024.

Second-time buyers may also qualify for an incentive scheme if the following conditions apply: When a buyer transfers his residential immovable property (replaced property) and acquires another residential immovable property (replacement property) within 12 months from the date of transfer of the replaced property, the buyer can apply for a refund of the duty paid on the first €86,000 of the value of the replacement property.

If you purchase a property in an Urban Conservation Area (UCA) no taxes are levied on the first €700,000, with the normal rate of taxation applicable above that amount.

For more information about purchasing regulations and how you can benefit from the various incentive schemes available, please contact Engel & Völkers Malta, and one of our real estate agents will be happy to answer any questions you may have.

3. Engel & Völkers Malta is your real estate agent for the finest properties in the entire island

The experienced real estate agent from Engel & Völkers at your side will be your personal guide throughout the buying process, ready to help you navigate the ins and outs of the Maltese property market. After an in-depth discussion to establish your demands your agent will then set up viewings of properties that match your requirements. In addition, our managers at Engel & Völkers are always readily available to provide any support your personal real estate agent may need. Once you’ve zeroed in on a property of your choosing as your future home, your real estate agent will set the wheels in motion and put in an offer on your behalf. If the seller accepts your bid, you – through the agent – will then need to appoint a notary to draft a “Promise of Sale. In essence, it is an agreement whereby the seller is bound to sell to the prospective buyer and in the same manner, the buyer is bound to purchase the property. The detailed agreement is signed by both parties stipulating the terms and conditions of purchase, a deposit on account of the purchase price, as well as a bank loan if applicable, and a timeframe (usually 3 to 6 months) during which the obligations set out in the Promise of Sale are to be fulfilled, ending with the Final Deed of Sale and the handing over of the keys.

Our after-sales support then kicks in to tie up any loose ends and to help you make the necessary preparations to move into your new home. For example, this may include support in making arrangements for alterations to your new home, purchasing furniture, or hiring movers. So, whether you’re buying a house, a flat, an apartment or a villa, when you buy through Engel & Völkers you’re in good hands from start to finish.
