1. Southern Malta is a prime location for buying property - Marsascala and Vittoriosa / Birgu

The southern part of Malta has many exciting places to visit and enjoy, but there are two locations of particular interest that stand out due to the real estate buying opportunities they offer.

Marsascala, also known as Wied il-Ghajn, is a quiet seaside village located in southeastern Malta, at the head of Marsascala Bay, with a buzzing lifestyle. Originally only a fishing village, it is an ideal place to consider for your real estate purchase if you have a special love for the sea and fresh air. Marsascala has gradually evolved into both a tourist destination and a permanent hometown for a growing population, but it definitely conveys a laid-back atmosphere and has retained its authenticity. Its attractive promenade invites visitors to enjoy local food and drink at the little cafes, bars and restaurants located there, such as the Foam & Fork Marsascala and the Tal-Familja Restaurant. In addition, there is a whole range of modern leisure facilities along the promenade and it is only minutes away from larger towns with supermarkets, shopping complexes and hospitals. For those seeking direct access to the local waters there are two beaches nearby, St Thomas Bay, an ideal spot for swimming and sunbathing and which takes its name from an ancient medieval chapel dedicated to St Thomas the Apostle, and St Peter's Pool, a veritable blue pool in the sea with crystal clear water perfect for snorkeling and diving. Marsascala is an ideal and affordable location to live in for both young families and the elderly.

 Birkirkara
- Whether for seasonal vacations or as a year-round residence: Vittoriosa / Birgu is a compelling choice in all aspects regarding the purchase of an exclusive property.

Birgu is the oldest of the three cities that include Senglea & Cospicua and is a beautiful and peaceful town in the South of Malta, which also boasts a rich and vibrant history. Situated on the south side of Grand Harbour, this old fortified city is also known as Citta Vittoriosa as a reminder of Malta's successfully defending the city against the Ottoman siege in the 16th century. Although Birgu is a quiet and peaceful city, there is also lots to see and do here. Birgu is developing into a high profile historical showcase of Maltese tradition with its medieval nostalgia reflected in its alleyways, winding streets and converted townhouses. You can visit Malta's largest museum, the Maritime War Museum and also the Malta at War Museum in Birgu. This is a city at the very center of Maltese and Mediterranean history starting from the ancient times of the Phoenicians, Greeks, and Romans, right through to the Byzantines, Arabs, Normans, and up to the age of Napoleon and modern times. While walking the streets of Birgu you will also discover the beautiful architecture this city has to offer. Birgu also enjoys a picturesque waterfront boasting beautiful yachts and restaurants offering superb food and drink such as the Don Berto or the Del Borgo as well as a beautiful seaside promenade.

Not only does the history of Birgu make it such a thrilling place to visit and enjoy but you too can share in that history by viewing and perhaps purchasing prime real estate on offer in Engel & Völkers’ portfolio in Birgu, which includes townhouses, terraced houses, Houses of Character, apartments and maisonettes. 2. The different real estate locations in southern Malta

Against the backdrop of a general overview of the southern Malta region and what it has to offer, here is a closer look at some key real estate locations to provide you with the information you need for a potential real estate purchase.

Besides Marsascala and Vittoriosa / Birgu, there are two other key locations of note in this region that offer various attractive real estate options for purchase. Among these are San Tumas and Zonqor Point.

San Tumas is a magnet for those seeking a whole range of activities, from watersports at its well-known beaches to great restaurants, shopping opportunities and the area’s vibrant bars and nightlife. A main attraction is the St Thomas Tower, built in 1614 and also known as Fort Saint Thomas, the largest watchtower in Malta. But if your focus is on potentially purchasing real estate in this area, attractive residences such as apartments, maisonettes and houses can be found here.

Zonqor Point is located on the north side of the entrance to Marsascala Bay and is the easternmost point of the island of Malta. The area known as Iz-Zonqor is popular for vacation rentals, making it ideal for a rental investment. In addition, this area also includes a great selection of houses, apartments and condo rentals.

From Zonqor Point to St. Thomas Bay in Marsascala you can find a number of rocky beaches ideal for bathing, diving and sunbathing. This coastal stretch is particularly good for snorkeling with its rich marine life. Quiet and peaceful, St. Thomas Bay has a large variety of small and shallow sandy beaches, flat rocks and concrete platforms, ideal for bathing.

In addition, southern Malta also covers a wide array of fascinating and quaint villages and towns with attractive residential areas offering everything from sun-soaked beaches to exciting nightlife and incredible shopping opportunities as well as historical sites. Here are just a few of the places to see and experience:

Birzebbugia, a seaside town popular for its sandy beaches and archeological sites; Cospicua / Bormla, a double-fortified harbour city in the southeastern Region of Malta; Ghaxaq, mainly a residential area surrounded by land used for agricultural purposes; Gudja, a village located south of Valetta and home to Malta International Airport; Kalkara, a port town with a beautiful church overlooking the harbor; Marsa, rich in history with a port first established by the Phoenicians; Marsaxlokk, a small, traditional fishing village dating back to ancient times and well known for its fish markets; Mqabba, noted for its traditional Maltese village layout;  Paola, renowned for its Basilica Christ The King, the largest church in Malta, and its shopping centers; Qrendi, a village harboring the site of two well-known Neolithic temples; Safi, a small village that goes back to the Punic-Roman period; Santa Lucija, a small village developed in the 20th century; Senglea / Isla, a fortified city that resisted the Ottoman invasion in 1565; Tarxien, famous for its megalithic Tarxien Temples; Xghajra, a small coastal village halfway between Valletta and Marsascala; Zabbar, the sixth largest city in Malta; Zejtun, one of Malta’s major centers and important contributor to its history, arts and commerce; Zurrieq, one of the oldest cities in the country noted for its numerous churches and chapels.

3. Buying land, houses and holiday properties: southern Malta at a glance

The market for residential real estate in southern Malta has been developing positively in recent years in line with the country’s other regions. Just as in other parts of the country, more and more clients are discovering the rich natural and cultural treasures Malta has to offer in its southern region and the benefits an investment in southern Malta’s real estate market offers. This is reflected by a growing interest in and demand for summer residences, apartments, maisonettes, townhouses, terraced houses and Houses of Character.

The number of apartments in Marsascala exceeds the number of houses. Just as the types of properties in this area vary, so do prices. The price range for apartments is between €200,000 and €1,000,000, with individual houses priced at up to €3,000,000. Houses of Character can vary considerably, with average prices currently at around €1,250,000. The demand for real estate of all types in southern Malta has also increased in recent years.

Vittoriosa / Birgu is very well known for its quaint unconverted townhouses, for which there is quite a high demand. There are more houses here than apartments since the Birgu area is considered to be part of Malta’s UCA scheme (Urban Conservation Area). Properties on the market here range from €200,000 to €1,800,000.
