Urban Conservation Area In Central Malta
The Central Area of Malta has some lovely and highly regarded residential neighborhoods, especially in the 3 villages of Lija, Balzan and Attard. With such a rich property heritage in this area of Malta, no wonder the UCA scheme hold strong in these areas. Urban Conservation Areas can be defined as areas that are protected, preserved and carefully managed. Generally, these areas are of special architectural or historic interest and it's desirable to preserve or enhance the character or appearance of such areas. U.C.A’s came into light with the Maltese budget for 2016. One measure to reduce the number of vacant homes will be in the form of a reduction in stamp duty, from 5% to 2.5%, levied on transfers of property within an UCA. Furthermore, the rate of final withholding tax that will be levied on transfers of restored property within an UCA, effected in 2016, will be reduced from 8% to 5%.
