Whether you're cashing in on an investment property or moving into a new home yourself, selling real estate is a big decision. Here are our top recommended rules to make the process go as smoothly and easily as possible.

Take a moment to think about what the house looks like from the outside. Is there room for a potential buyer to park their car? If not, perhaps you could move your own car in order to enable a hassle-free arrival for viewers. Are any repairs required; even minor ones, such as replacing cracked tiles or arranging a fresh coat of paint for the front door? Objectively document your property's shabbier aspects, then hire a gardener or handymen to instate improvements as needed. 

Think of yourself as a host

Potential buyers should be welcomed as guests when they come to view your home. You could put out some chilled bottles of water, if it's a hot day, or brew a pot of fresh coffee during the winter. Baking some cookies beforehand not only means you have refreshments to offer, but will also fill the house with a decidedly homely scent. Welcome viewers warmly, then take a step back and allow them to explore the property independently.   

Spring clean

Even the most spotless home benefits from a little extra attention before a viewing. Ask your housekeepers to concentrate on the places guests wouldn't normally see, such as the inside of kitchen cupboards or bedroom wardrobes. Potential buyers will want to check storage space, so it's important not to overlook these areas. You could also consider booking a window cleaner before starting to show your house. Newly cleaned windows not only create a good external first impression, but will also let more natural light into your property. 

De-personalise the house

Removing your own family photographs and personal possessions will make it easier for viewers to envision their own possessions in your property. As far as possible, try to make each room a blank canvas that viewers can paint with their own tastes. Prevent these spaces from looking bare with strategically placed vases of fresh flowers or scented candles.

Provide documents

Gather together any relevant paperwork a potential buyer might like to see and put together a comprehensive pack for them to peruse while on-site. Examples might include the home inspection report, appraisals and any manuals for high-tech appliances or integrated systems, such as cinema rooms and smart home technology.
