In a joint venture, Quantum Immobilien AG and Engel & Völkers AG are currently developing a new building project in Hamburg’s HafenCity district. The new complex is taking shape on an approx. 3,100 square metre plot close to the city’s “Unilever-Haus” and cruise ship terminal. It will have an above-ground gross floor space of approx. 20,000 square metres. The internationally renowned Richard Meier & Partners Architects LLP New York is the force behind the architectural design of the entire development. The building ensemble consists of three main parts: the “STRANDHAUS by Richard Meier” with luxury freehold apartments, the new Engel & Völkers headquarters, and rental apartments. Completion of the building complex is scheduled for the beginning of 2018. Brokerage of the freehold apartments has recently begun.
Exclusive freehold apartments in the “STRANDHAUS by Richard Meier”
The “STRANDHAUS by Richard Meier” is conceived as a 15-storey residential tower with its own separate entrance. 66 exclusive freehold apartments will be accommodated on the second to 14th floors. The two penthouses will be the largest of these apartments, each spanning approx. 300 square metres. Prices for these units will reach up to 17,500 euros per square metre. In addition to the building ensemble itself, the architecture firm Richard Meier has also designed defining elements inside the apartments. These include spacious, lightflooded interiors with ceiling-height doors. In addition, floor-to-ceiling windows overlook the city, the river Elbe or the port, depending on the orientation of the apartment. Residents will enjoy access to a private gym, situated on the 15th floor with panoramic views over Hamburg. Other amenities include a concierge service.
New headquarters for Engel & Völkers
In the same building complex, the new Engel & Völkers headquarters is also taking shape with a total floor space of approx. 6,800 square metres. “Our new company headquarters is set to become a building where the Engel & Völkers brand can be experienced,” said Christian Völkers, CEO/ Founder of Engel & Völkers AG. The communicative heart of the building will be the double-height entrance lobby. It is inspired by the lobby of a 5-star hotel and envisioned as a place where employees as well as visitors can come together to converse and exchange ideas. The five storeys above the lobby are designated for office space, and will also become the new home of the Engel & Völkers Academy. The architecture firm Richard Meier & Partners has again focused on the interplay of geometric forms and light in the design. “The colour white is a fundamental part of Richard Meier’s inimitable style – a colour that is also dominant throughout Engel & Völkers branding,” said Christian Völkers. The company is due to relocate to its new HafenCity offices in the first quarter of 2018.
Residential tower will contribute to Hamburg’s skyline
Construction work on the entire project started at the beginning of 2015. The shell construction of the four-level underground garage beneath the new building complex is now complete. Due to the proximity to the river Elbe, an elaborate construction technique had to be employed that is usually used for major infrastructure projects such as underground train links. “Besides the technical challenges, the planning phase has also had to take the varied uses of the building ensemble into account. The final design is a good solution that safeguards the functionality of individual areas while ensuring an attractive overall appearance,” said Philipp Schmitz-Morkramer, Founder and CEO of Quantum Immobilien AG. The next phase to begin will be the structural construction and fitting of the building itself. The finished ensemble will blend in harmoniously with the architecture of Hamburg’s HafenCity district. The 15-storey residential tower “STRANDHAUS by Richard Meier” in particular is set to make a major contribution to Hamburg’s skyline.
