The epitome of luxury: Exceptional retreats with emotional returns

The global market for premium real estate can report a high demand and good prospects: In May 2021, Engel & Völkers closed 96 percent more international deals in the luxury real estate segment between 2 and 5 million euros compared to the same period in the previous year. While people have been travelling considerably less during lockdown, there has been no decline in their desire for fine living. On the contrary, the coronavirus pandemic has intensified clients’ aspirations to reside in a home that is genuinely special. “Those things that buyers of premium properties usually experience on their travels around the globe are now becoming part of their own home story: substantial garden grounds, state-of-the-art entertainment, wellness spas and a rich cultural heritage are high on the wish list of high net worth individuals,” says Sven Odia, CEO of Engel & Völkers AG, adding, “Appointments and amenities that reflect the owners’ personal preferences are on the rise, as well as interior designs that incorporate different styles and reference different worlds.”

Outstanding estates are commanding exceptional prices

High-end premium homes offer extremely high quality standards reflected in excellent construction materials and top fittings. They stand out from other properties thanks to their refinement in each and every detail, from the craftsmanship through to architectural finesses. “Prices of truly exceptional estates can sometimes be double or triple the average property prices in a particular market,” says Sven Odia. His recommendation: “Anyone investing in a property at a prime address in an internationally sought-after market for first and second homes – be it as a capital investment or a private holiday property – will benefit from both a stability in the value and the emotional returns of enjoying owner occupancy, especially during periods of crisis.”

Villa Marizzina: Estate with a fascinating heritage on the Côte d’Azur

In Cap d’Ail, at the gateway to the Principality of Monaco, Engel & Völkers is currently brokering Villa Marizzina for 23 million euros. The Countess of Morla had the property built in 1901 and later sold it to the Grand Duke Andrei Vladimirovich of Russia and his mistress, the famous ballerina Mathilde Kschessinska. Princess Odescalchi then bought the Belle Époque villa in 1929 and bequeathed it to one of her servants after her death. The current owner purchased the listed villa in 2010 and had it refurbished, paying incredible attention to detail and taking care to preserve its historic charm.
