7 facteurs cachés dans les frais liés à l'achat d'une maison

Vous avez étudié en détails les différents quartiers, parcouru toutes les annonces immobilières et avez participé à des journées portes ouvertes en compagnie d'un conseiller immobilier expert. Mais avant de faire une offre, assurez-vous de bien avoir calculé votre budget. En plus du prix de vente, il y existe un certain nombre de frais cachés liés à l’achat d’une maison. En voici un tour d'horizon :

1. Estimation du bien immobilier

L’évaluation de la valeur du bien constitue l’un des premiers facteurs pouvant faire augmenter l'ensemble des frais liés à l’achat d’une maison. Alors que certains prêteurs fourniront gratuitement cette évaluation à l’emprunteur, d’autres exigeront des frais compris entre 150 € et 300 €. Cette rapide évaluation permet de s'assurer qu’il n'existe aucun problème important avec la maison en question.

2. Enquête sur le bien immobilier

Un rapport plus détaillé concernant la structure est fortement recommandé pour les biens immobiliers plus anciens ou situés dans des zones sujettes aux inondations ou à des affaissements de terrain. L’inspection et le rapport vous fourniront tous les détails de l’évaluation du bien immobilier, révélant les défauts potentiels qui ne sont pas forcément mis en évidence lors d'une inspection de routine. Cela vous coûtera environ trois fois plus cher qu’une enquête de base, mais pourrait vous faire économiser beaucoup d’argent à long terme si des défauts structurels devaient se présenter.

3. Frais du prêteur

Votre prêteur hypothécaire pourrait ajouter des frais de documentation bancaire. Certains prêteurs renonceront à de tels frais, mais la plupart ajouteront un faible pourcentage au prix total de leur prestation pour les frais administratifs ou la demande de prêt.

4. Frais de transfert de propriété

Le travail juridique est conséquent dans les transactions immobilières et il est géré par un praticien professionnel. Ce dernier s'occupe des recherches au niveau des autorités locales et du registre foncier, il examine les conditions du bail et gère les virements bancaires. En règle générale, il faudra ajouter 1,5 pour cent du prix d’achat pour les frais de notaire. Ces frais augmenteront si vous achetez une maison en fiducie ou par l'intermédiaire d'une société, car la situation juridique sera plus complexe.

5. Assurance

La souscription d'une assurance bâtiment et contenu fait également parti des frais liés à l’achat d’une maison. L'assurance de protection des prêts hypothécaires est un autre coût caché pour les personnes empruntant de l’argent à un prêteur, mais vous pouvez l'éviter si vous fournissez un dépôt initial supérieur à 20 pour cent.

6. Taxe sur l'achat d'un bien immobilier

Dans la plupart des pays, vous devrez payer une taxe au prorata du montant de votre achat. Celle-ci pourra varier au niveau local.
