Ibiza : augmentation de l’offre de propriétés de luxe sur le segment haut de gamme

Le marché de l’immobilier résidentiel à Ibiza est en plein essor. Les premiers prix des villas, propriétés et appartements très bien situés ont encore augmenté en 2017. Les autorités locales ont répondu à la forte demande en développant les infrastructures de l’île et en réalisant de nouveaux projets de construction. « Le nombre de propriétés qui apparaissent sur le marché augmente également sur le segment de l’immobilier de luxe. Des propriétés exclusives sont en cours de construction dans certaines régions de l’île qui offrent des services d’excellente qualité aux résidents », a déclaré Florian Fischer, directeur associé d’Engel & Völkers à Ibiza. Engel & Völkers a documenté cette tendance, entre autres, dans son dernier « rapport sur le marché de l’immobilier résidentiel à Ibiza ».

Un mode de vie exclusif qui attire la clientèle internationale

Cette île des Baléares suscite un intérêt croissant chaque année. Cela se reflète, par exemple, dans la croissance soutenue du trafic aérien privé et dans le nombre de visiteurs fortunés attirés par les marinas de l’île. L’attrait particulier de ce concept réside en partie dans les options exclusives telles qu’un service de conciergerie et de sécurité, dont les résidents peuvent bénéficier sur demande.

Hausse des prix de vente dans toutes les régions

La forte demande est confrontée à une offre limitée des biens disponibles dans de nombreuses régions d’Ibiza. En 2017, les prix ont particulièrement augmenté dans les régions les plus prisées de l’île. La ville d’Ibiza et la région environnante intéressent de plus en plus les acheteurs à la recherche d’une vie nocturne festive et d’une gastronomie raffinée. Le prix le moins cher des appartements situés dans les quartiers prisés à Ibiza était d’un million d’euros, soit une augmentation de 100 000 euros par rapport à 2016.

Le sud et le sud-ouest figurent également parmi les régions résidentielles les plus exclusives de cette île des Baléares. Ces régions séduisent notamment un groupe d’acheteurs cosmopolites, attirés par les clubs légendaires où se produisent souvent de célèbres DJ. Les biens proposés dans le sud et le sud-ouest de l’île sont extrêmement variés, allant de villas minimalistes à des propriétés situées dans les zones rurales de l’arrière-pays, en passant par des appartements contemporains en bord de mer à Ibiza. Les résidences donnant sur Es Vedrà, petite île rocheuse qui se dresse au large de la côte, sont particulièrement belles. Le charme et la beauté d’Ibiza sont particulièrement évidents dans le nord de l’île, qui a la réputation d’être paisible et traditionnel. Les acheteurs potentiels à la recherche d’une propriété sont attirés par la proximité de la nature et l’isolement proposé. En 2017, Engel & Völkers a également enregistré la plus forte hausse des prix (+17 %) sur le segment des propriétés situées dans le nord de l’île : le prix le moins cher pour ce type de biens s’est élevé à 3,5 millions d’euros (3 millions d’euros en 2016).

Les plages de sable fin et les couchers de soleil font de l’ouest d’Ibiza une région particulièrement attrayante pendant l’été. Cette région est également remarquable pour la diversité de ses propriétés, à laquelle contribue actuellement la construction de nouvelles villas et propriétés de luxe. En 2017, les villas très bien situées d’une surface habitable d’environ 350 m2 coûtaient plus de 3,1 millions d’euros, contre 2,8 millions d’euros en 2016. Cette augmentation de 11 % signifie que l’ouest de l’île a enregistré la plus forte hausse des prix sur le segment des villas. Le premier prix des propriétés également bien situées était de 2,8 millions d’euros en 2017, contre 2,5 millions d’euros en 2016.

Pour les propriétés aussi bien situées et d’une surface équivalente, il était de 2,6 millions d’euros en 2017, contre 2,4 millions d’euros en 2016.

Perspectives : les prix devraient continuer d’augmenter

Selon Engel & Völkers, les propriétés résidentielles d’Ibiza vont continuer à susciter un vif intérêt, notamment auprès des acheteurs internationaux et des clients de l’Espagne continentale. Les nouvelles constructions en cours contribuent à une plus grande disponibilité des biens disponibles sur le marché. Toutefois, les réglementations strictes relatives à la construction vont aboutir à une pénurie de l’offre à long terme : « Sachant que la demande de propriétés de luxe va rester forte sur l’île, nous prévoyons de nouvelles hausses des prix », a déclaré Florian Fischer.
