Stunning site with full planning permission in excellent location with views over Kinsale Harbour

Engel & Völkers are delighted to present a rare opportunity to acquire one of the last remaining residential sites with spectacular harbour views within walking distance of the centre of Kinsale. Situated in the highly sought-after enclave of The Ramparts, on Rampart Lane adjacent to Green Hill and The Bowling Green, this exceptional site enjoys an unrivalled position overlooking Kinsale Harbour and the Scilly Island, while being just a short stroll from the town’s renowned restaurants, cafés, boutiques, and marina. Extending to approximately 0.16 acres and benefiting from full planning permission (Ref: 244908), The Site offers the opportunity to construct an impressive two-storey residence of approximately 192 sq.m. Thoughtfully designed to maximise its elevated setting, the approved Planning Design House features a contemporary reversed-living layout, placing the principal living accommodation on the first floor to fully capture the panoramic coastal views. The upper level comprises an expansive open-plan kitchen, dining and living area opening onto a generous terrace, together with a guest WC, utility room, and a luxurious principal bedroom suite complete with walk-in wardrobe and en suite bathroom. The lower level accommodates three additional bedrooms and a spacious family bathroom, providing an ideal balance of style, comfort and practicality. Opportunities of this calibre are becoming increasingly scarce in Kinsale. Combining full planning permission, breathtaking harbour views, and a prime town-centre location, Site B represents an exceptional opportunity to create a landmark coastal home in one of Ireland’s most desirable residential settings.
