Urban plot of 839 m² in the upper part of the Torre Vileta development, Cervelló. The surroundings are completely unobstructed, offering open views of the valley and no passing traffic.
Planning parameters and regulations (Subzone a3):
- Surface area: 839 m² (minimum for the zone: 800 m²).
- Street frontage: more than 38 continuous metres.
- Floor area ratio: 0.25 m² floor area / m² land (up to 209.75 m² of floor area).
- Plot occupancy: 20%.
- Permitted height: 6.50 m (Ground Floor + 1 upper floor).
- Type: Detached single-family dwelling.
The plot is sold with a basic single-family dwelling project already approved by the Official College of Architects of Catalonia (COAC). By resolving the hillside topography from the outset, it saves months of design work and initial technical procedures. The proposal provides for a 143 m² built dwelling over two floors:
- Parking platform and pedestrian access at street level.
- Living-dining room connected to an outdoor terrace of more than 40 m².
- Separate kitchen with adjoining utility room.
