The Tyrolean wooden house is located at an altitude of 1,138 m above sea level. and is built over two floors. The living and dining area, as well as the terrace area, face south. The house is surrounded by open land to the north, east and above the municipal road to the west. In the south, the property borders on another single-family house. The traditional timber construction of the building blends in harmoniously with the landscape. Access is via a community road on the west side to the double carport there, which is also where the entrance to the house is located. On Tyrol's high plateau, the Leutasch high valley spans an impressive 16 kilometers through the Alps south of the Zugspitze - open to everything your heart desires. The lush landscape is original and absolutely unique in Tyrol: hiking trails through deep green forests and lush alpine meadows, extensive (e) bike routes along the turquoise-blue Leutascher Ache, in between there are impetuous torrents, climbing areas and crystal-clear lakes, flanked by rustic huts and the imposing Wetterstein mountains. There is a lot of space to enjoy here: the Hohe Munde has a majestic view over the extensive mountain world and its valuable natural treasures - from the Almenparadies Gaistal to the spectacular Geisterklamm. Leutasch is protected to the south from the foehn wind and to the north from the cold by the Wetterstein. From the west, snow clouds have easy access through the Gaistal. As a result, the Leutasch is very snow-sure with a mild summer climate at the same time. In winter, the Leutasch offers one of the most beautiful cross-country skiing areas in the world and the offer is rounded off by cleared winter hiking trails and varied toboggan runs. A supermarket, a doctor, a kindergarten, an elementary school and an adventure pool with children's world and sauna are available in the nearby district of Weidach, and there are bus stops for public transport. Seefeld center / train station: approx. 12 minutes by car, Innsbruck center / airport: approx. 40 minutes by car, Munich center: 1h 40 minutes by car, Munich airport: 2h 05 minutes by car
