In Belgium: An increase in the number of real estate transactions
House prices rose last year. Extensive analysis of the Belgian residential property market shows that in 2017, average house prices rose, while average apartment and villa prices fell slightly (-1.2 and -1.3% respectively). In Flanders in particular, the average price of villas fell by 16.1%. Engel & Völkers' annual report on residential property in Belgium shows which regions are developing most dynamically, and which markets are likely to develop further in the future. This year, we have closely monitored developments and trends in all metropolitan areas and regions with strong purchasing power (Brussels, Antwerp, Bruges, Ghent, Liège, etc.). The real estate expertise of our agencies, the most frequent numbers collected by local panels of experts and renowned research centers have all contributed to this comprehensive assessment of the market. With this analysis of the figures for real estate transactions in Belgium, Engel & Völkers notes an impressive increase in transactions in Flanders. The overall increase is 43.3%, with 23.2% for East and West Flanders. The 72.4% increase in real estate transactions in West Flanders is particularly impressive. In total, across Belgium, the number of transactions for houses, villas and apartments has increased since 2015. The main reason for this development was supported by low interest taxes. This consistently high demand will continue into this year. The demographic transition and growing interest in alternative properties will drive the increase in real estate demand.
