Dear Friends of Majorca!

The last decade has been an exciting period for the Mallorcan residential market, which has seen dramatic price increases. In 1999, when Engel & Völkers opened its first office in Mallorca, the property boom had already started. Even then investors could not have believed the returns on their investments, which have reached anything up to 266% over this period (based on average euro/m2 prices*).

New areas have emerged over the last 10 years including Palma old town, the inland rural areas and along the north and east coasts. A key factor is the new road system, which connects Palma to all outlying areas improving accessibility and reducing journey times. Although the 2008 crisis has affected residential property prices on a global level, Mallorca’s sophisticated infrastructure, accessibility and balanced supply and demand of property ensures continued confidence in the market, which is already showing signs of recovery.

Palma de Mallorca

Stylish, lively and full of charm are words that essentially define the Balearic islands capital. Its flourishing cultural scene, variety of cuisines, fashionable cafes, palaces and the diversity of its shops make Palma a unique and beloved destination. Palma Surroundings & Son Vida

Son Vida, situated in the hills west of Palma, is the island´s most exclusive residential area close to top golf courses, luxury hotels and features impressive mansions with views to the sea, Palma or the golf course. The natural surroundings combined with its proximity to Palma, make Son Vida a unique place. The surrounding villages of Establiments, Esporlas, Puigpunyent and Galilea are attractive because of their authentic Mallorcan atmosphere and wonderful scenery. To the south east, the Llucmajor region is famous for cycling, hiking and golf. Recently, luxury hotels, such as Hilton, have invested in this area which offers great value for money, particularly for coastline property.

Central Mallorca

Welcome to the heart of the island of Mallorca! The centre of the island is ruled by the “other” Mallorca, with its typical regions a world away from the crowded tourist centres. Vineyards, windmills, weekly markets, romantic villages, homemade delicacies, traditional trade, as well as views over the surrounding mountains, sometimes reaching the sea; the centre of the island is the right place to be if one wants to learn about the authentic, “true” Mallorca. And if you want to enjoy the fl air of a capital city, most villages are only 10-20 minutes away from Palma and Inca.

Southwest

South west Mallorca stretches from fashionable Puerto Andratx to Puerto Portals and is one of the most popular regions for buyers to invest in a second home on the island. Its main attractions include sophisticated year round infrastructure with fast access to Palma, beautiful beaches, country landscapes, international schools, excellent healthcare facilities and a good range of sports activities including some of the top golf courses on the island. Plus a good range of quality restaurants, shops and boutiques, cafes, family attractions and an active cultural calendar.

West Coast

The Northwest Region of Majorca, with its rugged and unspoiled coastline from the Port of Sóller down to Estellencs, is, one of the most beautiful places on the island. Its picturesque landscape of impressive and imposing cliffs, olive and citrus trees, ancient terraces and traditional historical properties have been the inspiration to artists, composers and poets for many centuries. Despite the volume of tourists on the island each year, this region has a unique and traditional identity. Sóller and its authentic harbour, Deiŕ, Valldemossa, Fornalutx and Banyalbufar are some of the most famous towns in the area, all of them individual, stunning and special in their own right.

North Coast

The North of Mallorca is considered one of the most beautiful areas on the island due to its indigenous botanical wealth and beaches of crystalline waters, it is an ideal place for getting the maximum enjoyment out of life. As well as boasting all the necessary amenities such as bars, restaurants, health centres and good infrastructure, it also offers a wide range of activities to choose from; aquatic sports, golf and walking tours, etc. Without a shadow of a doubt a privileged location in the world.

Northeast

The northeast of Majorca features idyllic tranquillity, while offering numerous possibilities for sport and leisure activities. There are fi ve golf courses, elegant marinas for yachts, stalactite caves and wide sandy beaches. The medieval cities, Artá, Capdepera and Son Servera are refl ecting the traditional Majorcan lifestyle today, as years before. Meanwhile, the coastal cities as Cala Ratjada and Porto Cristo are offering a more sophisticated ambiance. The considerably improved infrastructure has made the northeast more and more attractive during the last few years.

Rentals

Many potential buyers prefer to rent before they finally buy their dream home. The advantages of renting are many but probably the most important factor for our clients is that whilst renting they have the chance to live in and research at fi rst hand the areas where they want to buy. Decision making is dependent on location, quality and the day to day experience of living in a type of property and particular area. Furthermore, changes to the Spanish rental laws in the 1990’s mean that rental clients now have a choice of different contract terms and are not necessarily obliged to extend their rental contract beyond the initial agreed rental period.
