Description
We are delighted to present this very special end-terrace house in the popular Kirchheim near Munich today!
But what makes this terraced house so special? We are happy to explain briefly, clearly and in a well-structured manner below. We are sure you will agree!
End-terrace house built in 1980 with a total of 7 (!) rooms plus a hobby room, basement rooms, a secluded garden and an individual underground parking space
Thanks to the exciting split-level design, privacy is also highly valued inside the house, and every family member has their own small private area
The house offers a spacious living room with access to the garden, a separate dining area at kitchen level and up to five bedrooms distributed across various levels
The top floor would be ideally suited, for example, to creating a parents’ bedroom area with a separate home office
The property already has two bathrooms and a separate guest WC, but they are ready for a redesign
The architecturally distinctive garden extends from behind the house along one side to the front and offers numerous possibilities for creative people with green fingers
Work is still required on and in the house: We currently anticipate replacing the flooring, renovating the bathrooms and guest WC, and carrying out repairs to the façade and balcony
In our assessment, the kitchen, electrical system, utility lines, windows and roof are in a reasonable and up-to-date condition
The property includes a separate individual underground parking space for €15,000. Access is directly opposite the house entrance, ensuring short distances
The house is currently occupied by the owner and will be available for occupancy by agreement
If you are still not convinced, we recommend taking a look at our comprehensive description of the location below. This property leaves nothing to be desired here either!
We look forward to receiving your viewing request.
Family life on the outskirts of Munich – with the new Kirchheim practically on the doorstep.
Anyone wishing to live close to the city without sacrificing greenery, open space and a family-friendly environment will find an exceptionally appealing combination in Kirchheim near Munich. The end-of-terrace house is located in an established residential area and, at the same time, in the immediate vicinity of one of the municipality’s most significant recent developments.
The centrepiece is Kirchheim Local Park, newly created as part of the 2024 Bavarian State Garden Show. More than ten hectares of greenery now connect Kirchheim and Heimstetten, forming the municipality’s new green centre. A park lake, generous green and recreational areas, and numerous play and sports facilities make the site a genuine leisure asset for families – including the approximately 3,000 m² “Celtic Worlds”, an exceptionally spacious play area.
The immediate surroundings are particularly appealing to families thanks to the short distances in everyday life. Education and childcare play a central role in the development of the new town centre: Kirchheim Grammar School is also nearby, as are various childcare facilities. The new grammar school building was deliberately integrated into the development surrounding the local park; nurseries, schools and other public facilities are likewise part of the new centre.
And despite this green, almost small-town residential atmosphere, Munich remains highly accessible. Kirchheim benefits from its proximity to the A94 and A99 motorways, providing quick connections to Munich city centre, eastern Munich and the wider motorway network. Munich Airport is also conveniently accessible via the motorway network. Heimstetten railway station, served by the S2 line, additionally connects the municipality to Munich’s public transport system; during the State Garden Show, the site was already described as being around a ten-minute walk from the station.
In short: this is not simply a family home somewhere in Munich’s commuter belt, but a home in a municipality that has invested heavily in its future in recent years – with a new green centre, modern educational infrastructure and excellent recreational amenities. A location that combines family-friendliness, nature and proximity to Munich remarkably well.
