Attractive semi-detached or two-family building plot in prime location

A plot of attractive building land covering an area of approximately 1,100 m² is for sale in a quiet location, only about 3 km from Mattighofen. The land is designated as a "village area." Sewer, fiber optic, and electricity connections are available directly at the property boundary. There is no connection to the local water supply, hence the construction of a private well is required. Development costs have already been paid, and there is no obligation to build. The land cannot be divided, but it is ideally suited for the construction of a semi-detached or two-family house. Due to the adjacent forest, a protection zone applies where construction is not permitted. The Upper Austrian building regulations apply. For construction, saddle or hipped roofs are planned. Other roof shapes must be clarified with the responsible building authority before planning begins. The minimum roof pitch is 24°, while hipped roofs require a minimum pitch of 38°. Deviating roof pitches must also be coordinated with the building authority in advance. According to § 22 para. 2 of the Upper Austrian Regional Planning Act 1994, as amended, village areas are primarily intended for buildings of agricultural and forestry operations as well as for nurseries. Furthermore, buildings and facilities that are also permissible in residential areas (§ 22 para. 1 Upper Austrian RPA) may be constructed. Residential buildings may have a maximum of two floors above ground level and an attic and may contain no more than three apartments in total. The prerequisite is that the village structure of the area is preserved.
