Outdoor spaces and comfort The land, about 26,000 m², hosts olive trees, almond trees, and a fully productive orchard, cared for by a gardener every two weeks. The garden is equipped with an automated irrigation system, with grass planted on non-woven fabric to reduce water consumption and avoid stagnation. The olive groves, perfectly maintained, guarantee an average annual production of about 600 liters of oil. Systems Energy efficiency is one of the strengths of the property. A 20 kW photovoltaic system, with storage batteries and a backup generator, ensures complete autonomy even in the event of a power outage. Two dedicated wells provide constant water supply, while two 60 m³ tanks each guarantee sufficient reserves for the summer months. The sewage disposal system is via an Imhoff tank and purifier, in compliance with current regulations. Interiors On the ground floor, there is a large living room with panoramic windows overlooking the sea and direct access to the bioclimatic veranda. The kitchen, modern and functional, is equipped with both an induction hob and methane gas burners; all appliances are latest generation and low consumption. Adjacent is the laundry room, complete with ironing area, washing machine, and dryer. The villa has three bedrooms, two of which have en suite bathrooms. The master bedroom includes a private bathroom with a bathtub and a spacious walk-in closet. In the basement, a 50 m² garage, directly connected to the house via elevator, can comfortably accommodate two cars.
