The property is located in the small hamlet of Holzneregg, approximately 1.3 kilometers from the main village of the municipality of San Pancrazio in the Ultimo Valley. Holzneregg is a small, rural community with only four residential buildings, directly connected to the Ultimo Valley state road. Access to the property in the downhill direction is via the hamlet’s private internal road, which is shared by all parties for short-term loading and unloading, as well as for deliveries and wastewater disposal. In addition, the hamlet has its own bus stop with regular connections to Lana and further into the Ultimo Valley, eliminating dependence on a car. The larger market town of Lana, with numerous shopping options, cafés, and restaurants, is easily reachable in about 15 minutes, combining rural tranquility with excellent infrastructure connections.
