Description

This charming aparthotel in Fiss impresses with its excellent, quiet, and sunny panoramic location within walking distance of all leisure activities and excellent infrastructure. Built in 1977 on a 1,327 m² site, the building has been continuously expanded. Today, 1,224 m² of living space offers 44 guest beds in 13 fully equipped, spacious apartments. In 2022, the building was modernized internally, and the interior and bathrooms (except for the showers) were redesigned. A successful combination of alpine flair and modern amenities. Most apartments have their own balcony with stunning views as far as the eye can see. An attractive new wellness area with a sauna, infrared cabin, and relaxation room provides additional comfort and relaxation. The spacious terrace area (covered and open) features a pool and a well-kept garden. Further facilities include a large breakfast room, a games room, and a total of 20 parking spaces. The roof features a solar panel system, and heating is provided by oil. A beautiful private apartment, also with a panoramic terrace, completes this attractive offering. A structural extension has already been applied for and approved, but is not included in the offer. Thanks to its location in the heart of the sunny plateau of Serfaus-Fiss-Ladis, one of Tyrol's leading year-round destinations, the property combines excellent occupancy rates with stable value appreciation. This makes this aparthotel an attractive investment opportunity in one of the most sought-after regions in the Alps. The property is available for purchase as a commercial property plus 20% VAT for a total gross purchase price of EUR 8,400,000. We are happy to answer any questions and arrange a viewing, and we look forward to hearing from you!

Location: Fiss, Tyrol

The village center of Fiss is still characterized by narrow, winding streets. It once consisted primarily of West Tyrolean farms, before the village landscape changed over time – partly due to a fire in 1972 and the construction of numerous accommodation facilities. Despite this development, Fiss has retained its original character. A special cultural tradition is the "Fisser Blochziehen," an ancient carnival custom held every four years. A decorated stone pine trunk is pulled through the village as a symbol of fertility, accompanied by impressive masked figures. The museum in "s'Paule's and s'Seppl's House" preserves and conveys this living history. As part of the internationally renowned Serfaus-Fiss-Ladis holiday region, the village is a year-round attraction: Summer: The summer fun park on the Möseralm mountain beckons with attractions such as the giant swing, the Fisser Flieger (Fiss Flyer), and the Fisser Flitzer (Fiss Flitzer). At Schönjoch, paragliders, model aircraft, and families with children find ideal conditions – thanks to an exciting "children's mine." Winter: The award-winning Serfaus-Fiss-Ladis ski area offers 214 kilometers of ski slopes, guaranteed snow until spring, and varied hiking trails. Convenient connections via the Inntal Autobahn (A12) and the Reschenstraße (B180) ensure easy accessibility. Innsbruck is only about an hour's drive away, and the borders with Switzerland and Italy are nearby. Fiss combines a high quality of life, tourist appeal, and cultural authenticity – making it a highly desirable residential and investment location in the Tyrolean Alps.
