Description
This detached villa was designed and built by architect Ing. Josef Douša; the building permit was issued on October 6, 1939. The house has retained the best features of the era in which it was built: solid brick construction, ceilings approximately 3 meters high, and semicircular bay windows that flood the rooms with light. Spanning four floors, it offers over 300 m² of usable space divided into four apartments with separate entrances off a shared staircase.
The top floor is occupied by a 3+kk apartment with a study, which was created by expanding the originally low, recessed floor (2007–2011). At its heart is a 37.5 m² open-concept living area with a kitchen bar and a wood-burning stove. French doors with floor-mounted convectors open onto a partially covered 20.5 m² south-facing terrace with views of wooded hills. The apartment also features a bedroom with a walk-in closet (13.5 m²), a study (7.5 m²), a kitchenette, a bathroom with a tub, and a separate toilet. It has its own gas condensing boiler and separate utility meters.
The apartment on the 2nd floor (2+1, convertible to 3+1, approx. 80 m²) was renovated in 2025. It features two large rooms of about 20 m² each—one with a bay window—another room of 13 m², a spacious entryway, a small room, a bathroom with a tub, a separate toilet, and a walk-in closet. There is a loggia facing north and an L-shaped balcony on the southeast corner. An apartment of the same size on the 1st floor, with the same layout and a loggia, is awaiting renovation.
In the basement, there is a 1+1 apartment with a room featuring a bay window (approx. 20 m²), a kitchen (approx. 20 m²), an entryway, a bathroom, and a pantry. There are also three storage units, a laundry room (10.3 m²), and a room with its own entrance via stairs from the garden.
Over the past 20 years, the house has undergone an almost complete renovation. The facade is insulated with rock wool and covered with silicate plaster; the insulation thicknesses were chosen so that the house would retain its original appearance. The roof is insulated with 20–40 cm of insulation; the terrace and balcony were renovated in 2024 (using Siberian larch planks). The water lines are made of plastic; the electrical connection was upgraded in 2025, including preparation for a photovoltaic system; and the house is connected to the public sewer system. Heating is provided by gas condensing boilers.
The house includes a 686 m² garden, a 20 m² garage, and space on the property for an additional 2–3 cars. Project documentation, as-built documentation, and the occupancy permit—including the addition of the 3rd floor—are available.
Location Description
The house is located on the quiet residential street Nad Parkem, nestled among villas and gardens, with views of the surrounding wooded hills. A preschool and elementary school are just a few meters from the house, and the supermarket is a few minutes’ walk away. A bus stop is a five-minute walk away, with direct routes to Smíchovské nádraží and Metro Line B.
Zbraslav offers what is often missing in the city: the confluence of the Vltava and Berounka rivers, a bike path along the river, walks through the surrounding forests, and a historic center with a castle. For families who want to live in a peaceful, green setting but with quick access to downtown Prague, this is a well-balanced combination.
