The Staropramenná Residence was built on the site of the former chocolate and confectionery factory owned by Johan Kluge & Co. The architectural design was created by Podlipný Sladký Architekti, while the interiors and common areas were designed by de.fakto CZ
Thanks to its unique location in a quiet, enclosed courtyard in the heart of Smíchov, the project offers above-standard living with all amenities within easy reach
The residence is barrier-free, energy-efficient, and equipped with an elevator. It offers a total of 58 residential units and 84 parking spaces, either above ground or in parking garages
There is a choice of layouts from 1+kt to 4+kt. Most apartments have generous built-in wardrobes and storage rooms, a balcony, loggia or terrace, and a cellar, and the apartments on the top floors also offer pleasant views of the surrounding area
All apartments are air-conditioned and designed to a high standard. The floors are wood or vinyl, the windows are wooden with insulated triple glazing, and the kitchens and built-in wardrobes are custom-made
Individual furniture and appliances (if there are any in the apartment) must be purchased for CZK 8,000 incl. VAT
If the apartment includes a cellar, its price is set at CZK 70,000/m². Parking spaces can be purchased separately, starting at CZK 400,000 depending on the type
Low monthly fees, e.g. for a 2+kt apartment, 50 m² approx. CZK 5,000 incl. CUO fees, advance payments for water, heating, and electricity
The apartments are currently leased on a long-term basis – the leases expire between 2025 and 2026, so the buyer can acquire the apartments directly as an investment with a valid lease agreement
