Facts and figures

Tyrol's most famous holiday resort - both in and outside of Austria - is Kitzbühel. Kitzbühel is now considered one of the most well-known and most extravagant winter sport centres in the world. Together with the ski slopes and lifts in the neighbouring Kirchberg in Tyrol, Jochberg and Pass Thurn, Kitzbühel is one of the biggest interconnected skiing areas in Austria. Kitzbühel is the meeting point of the rich and famous from both home and abroad, particularly in the winter.

The district of Kitzbühel is divided into 20 municipalities, including one city and three market towns, and today has over 62,000 inhabitants.

Besides the district capital Kitzbühel and the surrounding communities, which are very popular with international jet setters (as evident in the plot prices), the market town of St. Johann in Tyrol has successfully established itself as the economic centre of the district. Due to the continuous influx of residents, the market town has been the most populous municipality in the district since 2007. Not least down to its central location in the basin at the confluence of three rivers, St. Johann with its many national public facilities (schools, military facilities and a district hospital) and wide range of retail and commercial enterprises, now plays an important role in the district.

Market trends

Properties in Kitzbühel are highly sought after. But the supply is far from sufficient, so that potential buyers are now looking for purchase opportunities in the surrounding regions. Even the increase in new constructions in recent years has been unable to meet demand. What’s more, there are hardly any opportunities for new constructions in the best locations because the available land is naturally limited and many areas have been made subject to nature conservation regulations.

Preferred locations

Among the most sought-after properties in the winter sports stronghold of Kitzbühel are those in the sunny locations on the Sonnberg. The desirable properties at the foot of the Kitzbüheler Horn are mostly country houses in Tyrolean style and offer an unobstructed view of the city and the finishing slope of the Streif. Just like the popular historical properties overlooking the Hahnenkamm, these rarely come on the market.

Residential properties on the Bichlalm, Lebenberg, Lutzenberg, Steuerberg/Kitzbühel, Kochau/Aurach and Jochberg are also highly sought after. Many well-known local and international personalities appreciate the quiet location and the views from the slopes of the Kitzbühel Alps.

A quiet location and mountain views are the most important purchase criteria. Especially sought after in Kitzbühel are villas in classic Tyrolean style, detached houses, townhouses and apartments with quality fittings. Apart from a quiet location, buyers also prefer mountain-facing properties, preferably in the direction of Wilder Kaiser, overlooking the finishing slope of the famous Hahnenkamm race or the Kitzbüheler Horn.

Price trends

The demand for holiday properties and second homes in the Kitzbühel region continues unabated. Currently it shows are no signs of slowing down. The supply of properties is still not sufficient and virtually non-existent in the top locations. The low supply has led to premium prices of up to 20 million euros being achieved for outstanding homes.

Freehold apartments have also become significantly more expensive. First-class apartments in prime locations can reach prices of up to 15,000 euros per square metre of living space. In the city centre and in other good locations, prices are averaging around 8,000 euros per square metre.
